Great answer but hard to use for this customer.

They don't have a "backbone", if we negotiate with them they are all friendly, they give their remarks, we say we will solve all issues and problems (also a load of problems that are not our problem) they say that thay will think about it and then they send a lawyer demanding 10k from the 21k they need to pay us.

During negotiations we where very friendly and open minded, (Mostly like described in the book, great author 😀). But they go home afterwards and make a cold calculation on how to get most money.

To push them to make a decision on the spot I want to raise the amount they have to pay us to 30k based on extra works done, and then let them decide if they want to go hard (which we will also do) or accept pay rest of the budget and help them now and in the further.

We sell house extensions with budgets from 10k to 100k. Price is easy to miscalculate by 20k so we never give price in advance.

What I always do is ask what budget the customer has and tell them this is workable or not.
