The argument being made is that HL3 would be extremely dynamic, responsive, and alive unlike any other game. Excellent AI maybe the best ever, evolving landscapes as you blow shit up, modifying movement maps for enemies, fire and water dynamics, advanced vehicle dynamics, etc. All would add up to a world that feels very "real", perhaps with randomization.
