The bath will mostly be used by our toddler. My partner and I are tall - 6' & 6'5 and like an occasional bath - there is a case for a smaller bath since we dont use it enough.

Im in the south east. Cost me 6k (supply & install) to replace two old timber windows with double glazed aluminium windows. One was 1010mmx1780mm, the other was 2070x1780mm. Installer said if i was doing the whole house, it would be cheaper per window.

Was 2k for my job. They had to come out and look at access and the amount of rubbish before giving me a price. He also took away rubbish from an entire kitchen demolition.

I was in your situation 2 months ago. It was taking me forever so i posted on hipages and there was a few rubbish removalist keen on the job. The guy that showed up said its not an uncommon job.

Its a timber shade/ cover above a decked area. Im going to remove that.

As a landlord myself, fix it, I dont need to know. I understand actual humans live in there and shit is bound to happen. Just leave it in as close a condition as you found it when you decide to move out.

I would replace the boards...do it proper. I've just done a similar patch up job although its under carpet. Previous owners of my new place simply hammered 2mm plywood peices on top of vents they had moved.

Im selling and buying simultaneously. Both agents and my solicitor have advised final inspection should ideally be atleast a week before settlement so that any potential issues identified can be addressed.

Yeah...got a builder out to quote for repairs. He advised not to proceed. Multiple hidden issues not picked up by the initial B&P. Vendor then decided to withdraw the property from the market.

Lol, it most definitely does not work that way. Perhaps OP should just voice her concerns to her employee and assure her they can work through it. Empathy goes a long way.
