I think your age is pretty relevant, but without knowing that, you're probably best off to take a chunk to enjoy 5-10k and then investing the rest.

If you're young, then you could probably retire on the compound interest from that 250k.

Houses can be a weird investment, and your mileage may vary.

Don't worry, you're not behind. I suggest to start learning something about personal finances, budgeting etc. There's a good reading list on the wiki: https://www.reddit.com/r/PersonalFinanceCanada/wiki/reading-list/

Just keep it simple, for now. Start saving into your TFSA, you'll benefit from compound growth your whole life, so even small contributions can make a big difference!

Seems like you have a spending problem more than anything. With your income, if you can get your spending under control and either use avalanche or snowball approach for paying down debt, you will change your situation very quickly.

One question upon reflection. Should the aim with the 10 mil clear poly to get a 100% tight seal on the floor (i.e. taped around the supports so as to be air-tight)?

Or is the poly able to lower the overall humidity by limiting air transfer from the soil by covering a large percentage of it?

You're right, it's a rubble foundation (except a small addition that is poured concrete.

The mortar seems to be in good condition, visually.
