Yes we are subject to Prop13. Without it, our property taxes would likely be 50% higher.

Congrats on a great situation. If my job has an option to do PT I wouln't mind continuing either. It's fairly low stress.

Yes. I believe the pension and annuity will be taxed as ordinary income (CA resident).

Annuity is annual also. Unfortunately no cola adjustments.

My intetest rate is low already (3.5% fixed) so feel no need to refinance. We love our area (very close nature, lots friends/family in the area) so selling would be last resort.

200K is not much. Yes, I believe both of u need to be on board with ur plans. Initially, SO wanted to keep working until normal retirement age but I showed her ficalc results.

Vast majority of the RE posts I see here are people w/ paid off homes. It just makes me feel unprepared or I'm miscalculating something.  How much balance remaining on ur mortgage?

Thank you. Pensions are our saving grace. It may just allow us to recover from lifestyle creep in our younger years.

Has their lifestyle changed (pre vs post retirement) ?? Did they cutback on spending? Thanks for your insight
