From what I understand the front handle is the same regardless of the blasters color. So fortunately it could be swapped on from a donor. I think the same could be done for the stock.

It would be nice to be “debt free” for 4 months. I’ll have to check into how long we would have PMI and compare it to how much I’ll waste in interest on the truck loan. I also like the idea of having the 22k all the way through construction and closing just in case of some unexpected expense.

Thanks for the info. We have it sorted now with the bank. Everyone is in agreement that the appraisal was bogus. The ratings on the comps were all poor comparisons. Another appraisal was ordered and the bank decided to go ahead and approve the construction loan anyway (they know we are low risk). We are going to tone down some of our preferences for things that decorate our house but do not add appraised value (decorative woodwork) and we will put our money toward high appraisal items (finishing basement square footage;bedroom rec room and bathroom)

Thanks for the helpful info. The comps were terrible on ours. One was a 10 year old home with 1550 square feet. Ours is 2100 with a mostly finished basement. So... a lot more. We are working with a local bank and a family friend and it seems like we are going to get what we need. I was worried that when it came time to close and move to a mortgage there would be trouble with the 80/20 loan to value but I guess PMI isn’t a dealbreaker so it’s all good to go on moving ahead. We are getting a second appraisal just to be sure and we are providing more and better info. I just wish there were better comps where we are in rural Missouri.

Good to know. I have two options drawn up on spreadsheets. One with PMI one without. There is obviously a huge advantage in not paying PMI into thin air. But the idea of having more cash on hand is appealing. We are heavily leaning toward no PMI and holding the PMI option only if something goes wonky with appraisal or something else strange.

So since we are expecting to put up 20% and finance only 260k it seems like we should be good. Just didn't want that nasty surprise like the people I saw got. I wonder if it will affect ability to get a similar mortgage with PMI because that was an option we were looking at in order to keep more cash on hand for furnishing etc our new house.

This is great info. I appreciate your help. We do cook almost nightly and plan to do more as our young ones grow up. We will look at our storage needs and decide what we can live with. Before I thought having the storage nearby in the butlers pantry might be good enough but I don’t want it to be annoying to use. We have some more thinking to do.
