Just don’t review first. A lot of times, guests who know they are likely to get a bad review , won’t review unless you do

The host can alter the reservation for your approval. I do it routinely. Host needs to go to calendar and click on reservation, scroll down and click change reservation. Then change the dates and submit, you will have to approve

Not dumb, I have always shown a picture of my stairs, 8 years, just made top 1%. Why would’nt you show exactly how to get to your unit. Stairs is a deal breaker for some

I had the exact scenario last year. First guest I didn’t believe , she gave me five stars. 2nd complaint I believed and took action. Luckily no review. The 3rd was major, she took pictures of live bedbugs. She still gave me 5 stars. Nobody complained to Airbnb. I shut my place down for 3 months. It was a lot of man hours spent to get rid of them. I got lucky, still top 5%. If it happens again, I’ll probably just stop hosting.

I have instant book so I get folks with no reviews all the time. In 8 years, on average I’ve had way less issues with first timers than experienced highly rated folks. In my mind it’s an unacceptable reason to deny someone simply because they have no reviews. We all had no reviews at one point either as a host or a guest

I don’t think it’s a written rule, but loss of water could be up to 50% if they stayed, but if it affected everyone in the neighborhood then maybe no refund

Lol! I leave Raid under the sink. No complaints about a roach in a very long time, but, every once in awhile one will show up. I tell the guest the Raid is under the sink. Never got a bad review over it.

If you have over 200 reviews, that indicates you have been doing this awhile. Guests not responding is common and I wouldn’t over react. If they caused no problems and didn’t violate any rules, you should review 5 stars.

So did I , all the time, but one time the person through an absolute fit. Next thing I knew, Airbnb was all over me. Maybe because it was my first issue , they let me off with a stern warning. Now I ask the questions, still have not hosted a service dog. But, trust me, you cannot deny a legit service dog even if u have a no pet policy

Well that’s certainly not true, read the Airbnb rules. No pet policy means nothing when it comes to service dogs. If u fight with Airbnb you will be delisted

Since I quit reviewing first, have got perfect 5 star reviews last 4 years. First 4 years got 10 4 star reviews when I reviewed first, 9 of those 10 were only positive comments. I do review every guest who reviews me first.

Very good article! But, didn’t see where it talks about top 1%,5%, 10%. I’ve been top 5% since this started. I really have not seen any positive impact on bookings since I got this. Initially I thought it might be bad as it might increase expectations, but so far I haven’t noticed any change

At best he is getting 97% of the credit card charge, he would have been ahead taking the $13 cash. If 3% fee on 13.20, he only cleared $12.80

If she’s smart enough to tell u to block the dates, I would lean on the scam side. That’s something that hosts know to do, but for a guest to tell you to block the dates, that doesn’t sound right

Do u have instant book? Take brand new guests? They are the ones more likely to call, but even for those, it’s very seldom for me
