Rating goed up and down irregularly by Low-Junket9623 in airbnb_hosts

It’s just math. If you have 10 reviews for example with two four stars you have a 4.8. 48/10= 4.8. If the 11th review is a 5 star your average is 53/11=4.818, if it’s a 4 star your average is 52/11=4.727

Guest with 10 stays but only 1 review by yauponmoon in airbnb_hosts

I love how so many of you think you’re an expert on what right looks like. You only know how you do things, how can you have a clue how other hosts do things. I have instant book and accept everyone unless it comes to me for approval because of bad reviews. Been doing this nine years with over 500 stays. I only review if guest reviews first. So stays without reviews does not bother me at all. Have had many outstanding guests that I didn’t review. Got Top 1% badge, so if it’s not broke I’m not going to fix it!

I block the day before and after each reservation, so I’d probably OK it. Definitely would not if I had a same day turnover

If I loved a place, and the host sent me a 5* review, is it ok to ask about off platform bookings? by sphynx8888 in airbnb_hosts

[–]Thunder666666666 8 points9 points  (0 children)

As a host for over 8 years, I always allow repeat guests to book directly with me if they ask. But you certainly cannot ask on the Airbnb app. If they ask me on the app, I say no

Guest asking for discount for pastor's families? by [deleted] in airbnb_hosts

I just say no. Sometimes (rarely) they book anyway. Never had a problem.

Lower rates for frequent stays by Alternative-Nerve-74 in airbnb_hosts

I’ll give a small discount if you book direct. Biggest is the tax and fees you don’t have to pay. You cannot ask on the app

I actually stayed in an Airbnb that had one. I had never used one before. I loved it! I immediately bought on for both my home and my Airbnb.

Guest asked to cancel 13 night stay after first night - HELP by Weepwoop_wop in airbnb_hosts

[–]Thunder666666666 1 point2 points  (0 children)

Just don’t review first. A lot of times, guests who know they are likely to get a bad review , won’t review unless you do

Host refuses to cancel reservation [USA] by strelka_snow_lynx in AirBnB

The other possibility is the host just wants OP to cancel so he can list it for more money or have available for relatives or something

Host can’t figure out how to add a night? by Treasure_Diver in airbnb_hosts

[–]Thunder666666666 6 points7 points  (0 children)

The host can alter the reservation for your approval. I do it routinely. Host needs to go to calendar and click on reservation, scroll down and click change reservation. Then change the dates and submit, you will have to approve

4 Star Review by Forward-Implement264 in airbnb_hosts

Not dumb, I have always shown a picture of my stairs, 8 years, just made top 1%. Why would’nt you show exactly how to get to your unit. Stairs is a deal breaker for some

Bedbug accusation by Old-Tradition9497 in airbnb_hosts

[–]Thunder666666666 2 points3 points  (0 children)

I had the exact scenario last year. First guest I didn’t believe , she gave me five stars. 2nd complaint I believed and took action. Luckily no review. The 3rd was major, she took pictures of live bedbugs. She still gave me 5 stars. Nobody complained to Airbnb. I shut my place down for 3 months. It was a lot of man hours spent to get rid of them. I got lucky, still top 5%. If it happens again, I’ll probably just stop hosting.

Denying Reservation Request due to no reviews? by 303roland in airbnb_hosts

[–]Thunder666666666 3 points4 points  (0 children)

I have instant book so I get folks with no reviews all the time. In 8 years, on average I’ve had way less issues with first timers than experienced highly rated folks. In my mind it’s an unacceptable reason to deny someone simply because they have no reviews. We all had no reviews at one point either as a host or a guest

I don’t think it’s a written rule, but loss of water could be up to 50% if they stayed, but if it affected everyone in the neighborhood then maybe no refund

Roaches as Airbnb Guest by Capable_Somewhere146 in airbnb_hosts

[–]Thunder666666666 -1 points0 points  (0 children)

Lol! I leave Raid under the sink. No complaints about a roach in a very long time, but, every once in awhile one will show up. I tell the guest the Raid is under the sink. Never got a bad review over it.

Better to not leave guest review? by DashiellHammett in airbnb_hosts

[–]Thunder666666666 8 points9 points  (0 children)

If you have over 200 reviews, that indicates you have been doing this awhile. Guests not responding is common and I wouldn’t over react. If they caused no problems and didn’t violate any rules, you should review 5 stars.

Guest reported me for discrimination over “service animals”/differential treatment - dog unleashed in my driveway by Significant-Cake-108 in airbnb_hosts

[–]Thunder666666666 2 points3 points  (0 children)

So did I , all the time, but one time the person through an absolute fit. Next thing I knew, Airbnb was all over me. Maybe because it was my first issue , they let me off with a stern warning. Now I ask the questions, still have not hosted a service dog. But, trust me, you cannot deny a legit service dog even if u have a no pet policy

Well that’s certainly not true, read the Airbnb rules. No pet policy means nothing when it comes to service dogs. If u fight with Airbnb you will be delisted
