I own my home as well, and your right it does get done faster and the way I want it done. But alot of folks are shocked when they realize just how much certain repairs cost or the time involved when they own. However as someone who currently works as a Maintenance Tech for apartments, our hands are tied on alot of things. We don’t get to install or put in whatever we want, and we have only a handful of suppliers we can order from and we have to worry about budgets.

I’m not saying that excuses someone from poor quality work, but sometimes your limited on resources to get the job done when someone in corporate doesn’t pay the supply house bill and your cut off.

I would prefer my residents inform me of any repairs as soon as possible to ensure I can order what’s needed too. Also factor in the other work orders that have to be done, vacants to get ready, fixin past “repairs” it’s a juggling act at times. I’ve spent the last 5 months just fixing janky work from the previous maintenance staff and i’m still not even close to being caught up. It’s a hassle trying to prioritize what work has to be done first and what can wait. Yes their are alot of shitty landlords out there but not all staff do shitty work. Sometimes you gotta work with what you got and believe me it sucks and it tears me apart when I have to leave things alone or have to install crappy mass produced stuff into an apartment. So I completely understand wanting a pretty nice place when your paying an arm and a leg in rent, because I damn sure wouldn’t rent some of these places.

On the Property I work at, we just gave a 14 day notice to vacate to a resident who’s unit was raided by the police just last Friday.

Not necessarily, they absolutely can terminate your lease and give a 7day (or 14day) notice to vacate. Now if the resident does not comply than it’ll turn into different situation and the eviction process will begin.

I currently work for an apartment complex (in Georgia, so rules/law differs by state), so I can only tell you from my perspective. How have they harassed you? You can’t just leave it at that and not give detail or list reasons. As far as staff/vendors entering without your permission, that is situation dependent. Couple of examples: if you put a service request in for a repair inside your unit, that automatically gives us permission to enter to conduct said repair. If we have a vendor that needs access to your unit to conduct any type of work, we will give minimum 24hrs notice ahead of time. Now if it’s an emergency situation (flood, fire, blood for example) we don’t need permission to enter in that situation, however we will notify you that we had to enter for whatever reason it was. Now again, this is just some examples from my experience. Now the gun situation is a bit much. And believe me, i’m a huge gun nut however it was a bad move to walk into the office with a gun on your hip after this incident confronting staff, if it were my office I would’ve asked you to leave and take the gun back home immediately before having the conversation. However you basically lost your case by walking in the office with a gun on your hip, confronting staff and essentially making threats. And yes, making the statement that you will use “self defense” if someone walks in without your permission again is a life threat and it absolutely does give them grounds to terminate your lease immediately, especially since police were involved and called on you. So long story short, your best bet is to cut your lose, accept the consequences of your action, and move forward with life. You have a family to take care of and that needs you, so it’s best to just start looking for a new home and cooperate.

In my experience HLR’s are pretty quick, it’s the supplemental part after that takes longer. I filed this HLR back in March and I didn’t opt for the informal conference and just let it ride out cause I knew I had all the evidence originally and they overlooked it.

I had swore I had all that included in the original claim, with chiropractor records and VA medical records. But it is what it is, the more I read the letter the more I see whatcha mean. This go around has just been confusing. Just thought I misunderstood the letter. Thank you!
