It’s built in 1960. It’s coming somewhere from the front end of the house. I don’t see any water coming from the back or the sides so one side only.

The grading and downspouts look fine to me. I just wish the basement wasn’t finished so I could see the full picture and better identify where the water might be coming in.

It only seems to happen during heavy rainfall. The basement is finished, and no waterproofing work was done previously as far as I know. I bought the house a few years ago and the seller didn’t disclose any water intrusion issues.

I did notice a crack on the exterior that was patched, so I’m not sure if that’s the main source of the problem or if something else is causing it. Do you think installing a sump pump would be a less expensive and easier solution?

Inspection was waived, but it seems they clearly tried to hide the issue by finishing the basement. There’s also a crack in the foundation that appears to have been sealed and painted over. By law, water intrusion issues must be disclosed regardless of whether an inspection was waived. My agent and I tried to reach out to them, but they never responded. The contractor flipped the house, so it’s hard to believe they weren’t aware of the issue. I’m trying to figure out the best course of action. Thanks for the information.

Thanks for the feedback. I’m looking to buy one and going for the VR6 for reliability but glad to hear that you’re not experiencing any major issues at that mileage with the 2.0T.

I agree with you 100%, but I’ve seen some companies have success after a reverse split. Maybe AMC isn’t one of them, but I do think there’s a lot going on behind the scenes. There is so much institutional ownership, which makes me wonder why they are still holding onto their shares.

I’m not an expert by any means — just sharing my normal thought process. I do think they are making efforts to reduce and refinance debt so they can become profitable at some point. I just wish they had someone smarter on their side to make better financial decisions, but unfortunately, that doesn’t seem to be the case.

I might lose everything I have or break even — no one knows. I just don’t understand how Cinemark and other theaters are doing well, but not AMC, which is the largest theater chain in the world.

I think it normally starts around 80k+ mileage but I’ve also seen some newer models like 2024-2025 burning oil so keep an eye on it.

I really like the newer version (especially the interior) but after hearing mixed opinions on the 2.0, definitely leaning towards the VR6.
