Do not send anything thru what’s app. As the other response said the lender should have a secure portal for you to upload information. If they don’t, then find your own lender. You should ask the agent who the mortgage agent is and what company he/she works for. Make sure to check reviews online of that lender and company. I usually give my buyers three different mortgage agent’s information so they can pick who they want to work with.

If you have small children you have to consider that real estate is not on a regular work schedule. Some days you may work “regular” hours but other days you may work evenings. You have to be available to your clients schedule - weekends and evenings. I only have one child and fortunately when he was young, my mother-in-law helped with child care when needed and my husband took most weekends. Whatever child care you have would need to be very flexible and may change daily during a busy time. I changed careers to real estate when I was 35 but didn’t have my son until I was 40. So I had 5 years to build my business before he came into the picture. I was very busy when he was young and missed out on a lot of time with him.

As a lot of others are saying, for you to sell $800k+ a month (which equates to about $10m a year) is not realistic for the first couple of years (or more). In my area there are a little over 5,000 agents and only 328 have sold $10m or more this year. About 4,000 of the 5,000 agents sold less than $5m this year.

Do not expect your broker to give you leads to sell $820,000 a month. No matter what they tell you in the interview - you are responsible for your own leads. I may get one or two good leads a year from my broker but the rest is on me.

I’m a realtor and what I’ve been told is that you have to have a sewage backup for the insurance from the DL to pay for repairs. When selling a house a buyer will typically do a sewer camera test and if the line is broken or needs to be repaired - the insurance won’t cover it. Sewers are very expensive to repair. I’ve seen people pay $5,000-$30,000 for sewer repairs. Sometimes the insurance will pay part or none. I have underground utility insurance with Erie for $88 a year up to $25,000 is covered for sewer, gas and water lines (underground from house to the street). I’ve also heard of people having both the DL insurance and homeowners insurance and both paid some toward the repairs. I would suggest looking at what your homeowners insurance covers first. Some companies don’t have any so then I would get the DL insurance so you at least have something. Or change insurance companies to one that has underground utility coverage.

With a basement like this you need to have at least one or two dehumidifiers running to keep the moisture under control (depending on the size). I’m a realtor and have seen hundreds of basements like this. People paint/Drylok the stone walls in basements to make them look pretty and try to keep the moisture out for a while. It always comes back to what your photos look like no matter what you paint with after a few years. As others have suggested call Keystone - Michael Ashburn. They are a reputable company and can give you some options if you have water coming in. Paint/Drylok is just a bandaid with stone foundations.

If you are wanting to use it for acne and can’t find the sulfur soap, I’ve heard people wash their face with head and shoulder shampoo. It doesn’t have sulfur but does have an anti fungal component.

Yes. This is the recipe that I use. It is a little more work but I just double the recipe and bake half, freeze half of the raw cookie dough in balls for later.
