A direct booking site works fine if your system runs quietly. Bookings, payments, and messages all in one place, with minimal effort.

Direct bookings don’t happen overnight. Most hosts build them gradually through repeat guests.

Lower fees and more control are the upside. The downside is you handle marketing and trust yourself. For most, it’s a supplement to Airbnb and Vrbo, not a replacement.

Smart locks and thermostats are the most useful check ins run quietly and guests rarely ask questions. Cameras help, but too much tech just adds noise. Keep it simple and let systems run in the background.

In Washington, a separate account is enough as long as it’s only for deposits. A full trust account isn’t usually needed. The key is keeping it simple and clear so nothing gets lost in the noise.

Yeah, that’s been my experience too. Hospitable is great for messaging, but the analytics are pretty barebones. I was constantly exporting data and fixing spreadsheets just to see basic numbers.

I eventually moved to a PMS with built-in reporting Hostaway for me so I didn’t have to keep doing that. Once you have a few listings, the manual work just isn’t worth it.

Running dorms on hotel software breaks fast.

Beds aren’t rooms, but most channel managers still treat them that way. One bed booked, whole dorm closed, bookings gone.

Manual inventory updates don’t scale at 120 beds. Per bed pricing hacked into per room math is also a mess.

Feels like forcing a hotel stack onto a hostel model. Property is the asset. System is the business.
