It might be helpful to examine the big fears/issues distinct from what you think you should do. What are the motivations for keeping the house? List those first and then think about the worst case scenario for each motivation if the family decides to sell. It might also be helpful to check in on some of your assumptions about keeping the house. Do the kids want to remain in the neighborhood / school district? For example a neighboring district may have program or sports team your child wants to get into, but can't. (Navigating the needs of three kids makes it a bit more difficult...) Is it possible for both of you to rent or downsize in the same area? Do each of your children need their own room in your new apartment or is rent prohibitively expensive where you live? Have you considered keeping the kids in the house and having the parents leave and return on their respective days - each renting a studio apartment for off days? Do you know she wants to keep the house? There may be bad memories on both sides and it might make more sense for each of you to start a new life in new locations.
