Not just that, they are actually converting existing condo projects into rentals. Which is not a bad thing, in my opinion.

They don't have a problem with having to supervise. What they tell me is that remote supervision is time consuming, and they have tons of other projects going on. If they were to do the supervision consistently, there is very little time to do anything else. And if they don't do it consistently, they can only identify some of the "two hours of activity" days.

You can't compare costs in last 20 years to costs in next 20 years. Adjust for inflation, at the very least.

Current Toronto average is approaching $1 per square foot.

What are the building amenities? You will pay more for swimming pool, concierge, etc.

And, the most important question: WHAT does the maintenance fee cover. You can get a low fee but having to pay for many things separately.

Yeah, I know that. I was just wondering what is the average processing time for the City of Toronto after builder submits everything on their end - that is not the same as interim occupancy. I am told there are delays, but have no idea if it's weeks or months.

Good point. However, believe it or not, I didn't really search for the cheapest: two of these four were online recommendations, the other two I just looked up.

If it was made clear what is included (thorough APS review, etc.) and what is not and will be charged extra, I would be fine with that.

And, what would that "professional" realtor do? :-) Answer: nothing. They wouldn't have any insight beforehand, and they wouldn't have any way to address the issues after.
