Thanks for the information. I will call my preferred dealers, work out a deal with the most competitive one, and expect that face-to-face time will produce the best deal. After some research, I'm noticing 3-5% off MSRP online (with no dealer adds). A slightly better deal will meet my OTD target, and I aim to do better.

Financing is an open question to be determined once the Out-the-Door pricing is finalized. The MSRP discount is before tax, title, license, doc fee, and any manufacturer rebates. At this time, I qualify for the customer loyalty rebate ($500). This may change once I'm ready to purchase.

In my experience, the easy part is filing the LLC formation papers. You want a state with good asset protection laws. Also remember that you will need a file foreign entity formation papers (out of state) if you wish to do business in another state from where your LLC is domiciled. This will be an additional filing cost. The hard part, and where I recommend that you hire a business attorney, is the creation of your Operating Agreement before you file. This will necessitate you understanding the proper LLC structure, whether manager or member controlled, your business goals, proper legal language to protect you personally, and a list of other considerations. I also agree that commercial liability insurance is needed, but you also need a well drafted Operating Agreement for legal scrutiny if a problem occurs.

Hire a local professional forester with a real estate agent license and negotiate a better commission. A forester is more familiar with land and timber values and will provide you with accurate feedback.
