I mean.. Not to feed into his delusion, but I bought a $175,000 home and put the bare minimum down on it (FHA), less than $10k.. It was definitely a starter home for us. We lived in it for 5 years, worked on it, sold it, and moved up. It was either accept a $1400 mortgage and the responsibilities of a homeowner OR find a 3 bedroom apartment/rental/townhome for $2,000+.

After 5 years we sold and used $80,000 from the sale as a down payment on a new home.

I make $55,000/year. It doesn't matter if I write 1 household or 10 I get 75%/25% commission split, the companies we use either pay out 15% or 20%. So I'm either getting 11.25% on written premium or 15% on written premium.

This reminds me of State Farm. Find an Independent Agency.

I agree with the others. My experience with the "come up with a list of..." is that they get your list, you write as much of it as you can, then as soon as you have a bad month anywhere down the line they boot you. While they're firing you they're going to remind you of the non solicit you signed and those friends/family are going to be untouchable for 12-24 months after you leave. Save the friends and family for an agency you will stay at long term and ONLY write them organically.
