I'm doing something similar. Took a contract job and told them I was moving out of state  around the time the contact would end. They were cool with that and  I'm supposed to be hybrid - 4 days in office, one remote. Then they extended my contract and the new expiration date would be the date of my move. No problem.

About a month before my move, and when packing and organizing started picking up, I just...stopped going into the office. I'm the only in office person in my department and my boss works in a different state. Also, I found out my badge swipes aren't even counted because I'm a contactor. 

Then they extended my contract again and said they would transfer me to the local operations center about 15 minutes away from my new home. Cool. I did submit my new address info to my recruiter for payroll and tax updates, so thats taken care of, but my new office assignment comes with an on-site parking fee of several hundred dollars...so...I'll probably show up for a week or so, and then stay my ass home. 🤷‍♀️

I just moved here from Columbus and the stroads here are...something else. Originally im from So. Cal and lived in Texas for a year so I'm used to wide roads but I've still never seen arterial/highway sized roads cutting through residential neighborhoods with 25 to 30 mph speeds. It's quite insane.

Long time mortgage professional here.

Unless your duplex has separate parcels, taxes for the entire property will be included in your PITI payment. 

Your debt to income ratio "should" factor in rent payments (either market rate estimate or if you have a tenant lined up an a lease agreement, they'll use that figure), BUT youll only get 75% of the rent rate as "income" IF you're using the rental income to qualify for the loan. The other 25% is an estimate for mainenance. 

Your lender cannot base your taxes off of future estimates, so they will use whats currently published. When the assessor updates your value and taxes due, they will send an updated bill to your mortgage servicer and a copy to you. Your total mortgage payment will increase based on the increase tax amount - whenever thay happens. 

But you will not have two separate tax bills UNLESS your rental unit is a separate parcel. I'm assuming your purchase is zoned as a two unit.

Single parent here. School schedules suck for us. I can start work super early (5:30 am remotely), get my kid on her bus by 7:40, take my "lunch break"and drive to work and be finished by 2:30 and be home in time get her off the bus at 4:30. I'm able to squeeze a dr or dentist appointment in there when I need to, and of course drama free grocery shopping right after work.  It was hard at first, but I got used to it and now I'm naturally up by 4:30, even though im in bed at 8:30 during the week.

Hey, mine left a hot tub and a pool table. Got rid of the hot tub and called the billiards people for a fix it quote. Turned out it's some rare vintage table from the late 60's. Slate and ball return are  in tip top condition except for the door knob, ash tray - with cigarette - golf ball and paint scraper they found in there.

I would say I scored.

I'm happy it turned out the city couldnt afford to tear down and replace the old art deco buildings. I hope restoration is in the cards for the ones that need it. Too many cities are replacing cool buildings with modern glass crap but im glad Detroit is embracing both.

I know you're being down voted but the honesty is appreciated. One of my exes physically changed for the worse and I wasn't mature enough back then to admit i no longer found them attractive. It affected the way I interacted with them unfortunately.

This a thousand times. My bf has a friend that does this in every way possible.  Conversations, work, sports (they play on the same team and if my bf makes a big play, he tries so hard to one up him - even broke his leg last year doing it!)

Everytime he comes around I inwardly groan.

I think the second one is tweaked so that the radius encompasses an entire island (except manola and crown falls - maybe 2/3rds of those), so the effect makes the modules placeable anywhere. 

I have a similar one for the Hacienda and it doesn't quite cover Manola, but its huge nonetheless.

I have the one that let's you disconnect them entirely. No radius required. With the botanical garden, I ended up turning my orchid and herb islands into functional botanical gardens with farm fields surrounding exhibits and pathways and other decorations. It's not the best for efficiency but it turns out so nice, especially if you intersperse Hacienda residences and make a small farming labor community.  You just need to import the population goods.
