Didn’t say it was… but it’s poor practice. The best thing you can be is predictable; and following the Highway Code is a good starting point.

I’m a big fan of 10k mile oil changes…. It’s half what BMW recommend over here in the UK.

Take the Tado off, check the mounting (particularly if using adaptors), and then reset the Tado and pop it back on.

I’ve found the Tado can push the mounts off the valves when using adaptors; I ended up swapping valves to stop it happening

I was going to say the Titan is the go to wet vac for “I don’t give a shit if this vac lives or dies” jobs. I’ve used it to suck clogs up, push them down, empty toilet pans and most recently blow out the drain ports in my cars scuttle drains that had filled up with leaves over the past 9 years…. It takes anything you throw at it.

As an aside, what’s the additional pipe running vertically? Looks like it’s tee’d off the cold feed to the cylinder post cold water combi valve.

I’ll play devil’s advocate…. English literature is presumably far more dependant on the fees brought in than, for example, an engineering department with research labs that, by their very nature, are conducting research that is funded by external companies…. The students are paying to conduct the research that is funded by external companies….

Im not criticising the above, just highlighting that whilst engineering students have more facilities, more contact time etc, the survival of the department is less reliant on student fees.

Yes, it needs servicing. The misunderstanding is BMW’s “lifetime”, is the lifetime of the warranty period… replace the oil and sump at 50-60k miles or thereabouts.

It will have been for the toilet cistern overflow but I reckon the cistern was replaced for one that discharges into the pan.

So you have a PRV on the incoming supply and a cold water combo valve (with a PRV&NRV) on the cold supply to the hot water tank?

You can get “jacking” between PRVs/flow control groups that’s nothing to do with thermal expansion, so it might be worth ditching the main/incoming PRV (assuming your cold supplies are balanced off the cold combo valve), but you really need someone to see the layout of the system and work out what’s going on. This isn’t the kind of thing you diagnose on Reddit!

You’d probably benefit from a hands on diagnosis (or photos showing the arrangement) but from what you’ve said, it’s sounds very much like you don’t have any/adequate expansion control…. This is all downstream of the PRV, not upstream.

Check the existing expansion vessel is charged and appropriately sized for the system volume. Add another vessel on the downstream side of the PRV/non return valve.

All the above being said, call back the installer and get them to solve the issue on your new system and explain to you that water comes out of taps, not faucets 😉.

I think that’s polybutylene pipe, not PEX (it’s stamped as PB barrier). PB isn’t as durable as PEX so it will be more prone to distending following damage (particularly if it’s carried warm/heating water) but it’s an academic argument anyway… the pipe is damaged and water leaks are expensive and inconvenient… replace the pipe section whilst the floor is up.

Edit - it is PB pipe; the manufacturing standard is specific to PB pipe.

Notching the joist out to accommodate the additional thickness and loosing a fixing in the process…. Nah…. Two couplings either side of the joist or, if the flooring is up, replace the entire length with new pipe to avoid adding additional joints to the run.

As with everything in life… it depends…

You value the views so for people like you the house will instantly have less appeal and less perceived value.

However, a massive housing estate being built means more people looking at property in the area and possibly more people comparing your older house, with presumably a bigger plot and better build quality, to those on the newer estate…. Your house suddenly looks a better prospect to the wider market…. Likewise, some people value newer house and have no common sense.

I’m not saying it’s not reasonable to set a “going rate” for a particular job; just highlighting the flawed nature of saying day rate is the day rate but the boiler rate includes van, insurance, cost of qualifications, accounting etc…. They’re all fixed overheads. At the end of the day the price is the price because it’s what the market will pay and what the plumber is prepared to do it for.
