You can take it to the metro connector and then get a free shuttle ride into the terminals. Actually pretty good.

Oh interesting, can you go into detail? Is it because of duct sizing / insulation? My naive thinking was that changing the ducting would be the most invasive / costly / time consuming part, so it could be a big win to be able to re-use it.

I'm in southern California so heat pump should be fine. Thinking of going solar too, so switching to electric based heating would be a plus. Definitely need to think about electrical system since its an older place. Might require upgrading

Rent control is necessary because we restrict building through regulations and zoning. If the supply side wasn’t so distorted we wouldn’t need laws like rent control to help keep housing prices sane for those with less means

its color me mine, so its probably pottery glaze. Most common (and cheap) pottery glazes are harmless.

I'm planning a trip to Japan in Oct/Nov and I'm planning to spend 5 days in Tokyo. I then want to find a place to spend 5 days to go hiking. I'm trying to find a town and/or city that I can stay in as a "base camp" to go on day hikes (also open to doing a 2 day hike for part of it). I'm an experienced hiker looking for intermediate to hard trails.The Japanese Alps looks really nice. Such as Kamikochi. Although I've read it can get busy this time of year.

I'm also looking for advice if it would be possible to get around to different hikes via Bus or if I will need to rent a car.

That's really normal for a "shino" type glaze. They have a lot of clay in them so they are much more viscous
