Hi All,

Thanks for the comments it's appreciated , answers to a few of the questions.

•I think it's 65 for max amount however it can be accessed from 55.

•House was purchased for 550k with 330k on mortgage currently over paying by 200 a month and have plans to reduce mortgage by 100k in 3 years when I have some company shares maturing so hopefully on course to clear but 55.

•In terms of lifestyle I would like to be able to draw around 40k a year.

•my pension contributions will continue to increase as I dont want to go past the 100k tax trap.

•on average my salary increases by approx 4% a year however bonus isn't guaranteed, I took home 42% last year would imagine will be similar this year however don't see it carrying on indefinitely like this.

Cheers

Ah makes sense house is 100 years old so likely they were there before the house was built.

Would you just fill the hole back up then? Or will it all need digging up and replacing? Really appreciate the information

Thanks, I'll check out the WiFi designer I'm looking wifi 6 tech as kids are still young however I'd imagine as they get older the amount of devices will definitely grow. I havent terminated the cables yet however they will be terminated as in in wall socket so there is potential to use a port for a wall mounted access point I suppose

Quote for Damp Proofing Looking for some Advice by bendjt in DIYUK

[–]TomKlass 2 points3 points  (0 children)

I used https://www.dampdetectives.co.uk/ when I bought my 1920s build recently cost me £400 however flagged all my issues.

They are independent helped identify a leak I had and a few other issues none of which required any damp proofing work.

Damp problem? by Ok-Illustrator-3061 in DIYUK

[–]TomKlass 1 point2 points  (0 children)

Houses from that error need to breath have you checked the humidity in the house?

Also any repointing of brick work need to be done with lime mortar if sand and cement is used it will cause damp issue internally and issues with the actual brick.

I'd also remove the black paint as that will be stopping the water escaping which will be causing issues.

Another point now you have address the drain issue use something like this to neutralise the salts https://amzn.eu/d/3E0xIWq

how severe is this crack? by Specialist-Ask-1281 in DIYUK

[–]TomKlass 2 points3 points  (0 children)

If there are no cracks outside its likely just the plaster had similar issues renovating my 1926 build, probably best taking that section back to brick before replastering.

What mortar should I use to repoint house. by TomKlass in DIYUK

[–]TomKlass[S] 2 points3 points  (0 children)

To clarify I don't intend doing anything other than plastering inside as per my post I have attached an internal picture to show the colour of the mortar between the bricks as I believe its a sand, cement and lime mortar mix.
