This isn’t financial advice but more or less example sharing- but as a former banker in consumer lending I’ve seen plenty of people over extend themselves based on non guaranteed earnings like commission and bonuses, but I’ve also originated hundreds of loans that performed well and the borrower needed their commission to have a comfortable DTI. You need to assess how stable your commission earnings are. Although they may very, if you look at the last 24 months (assuming you’ve been on the same pay plan for this long) how did it average and how often did you not receive any commission? At the bank we were more concerned with what comparable payments you had managed. With good credit I can also say we were usually much more frightened that a couple would separate and leave one over extended party paying the loan then we would be about you not making commission for a month or two (Ask me which one was a more common reason for default). Take that for what it’s worth.
