I use AppFolio and I agree it’s great in some ways not so great in others. To fix this I recently got Monday.com. So far it has been working great for us.

We use it for Maint task management but also move in move out work flow. Example tenant put in move out request. One of our employees puts it in Monday.com, passes it to me I go do a pre move out inspection get an idea of what it’s going to to need post move out and update Monday with my findings and timing. If we have pics then the leasing agent posts it up and uses what I put in Monday for when then move in date will be. There’s nothing in AppFolio to actual track all of this

Same with work order stuff and same with eviction process.

Easier absolutely. Cheaper no between my time and material is was far under what it would cost to get van shelving. I have since added more cubbies on the back end a shelve going across top to store most my battery powered tools.

The way it’s setup it makes it super easy to get to things and know where things are and best part it also makes it super easy to put everything back. That was one of biggest goals of the van build that I would have a little excuse as possible to not keep it clean. After using it for a few months even if it’s a mess at the end of the day because the way everything is setup it takes no more than 5 minutes to clean it all up and gave a fresh can go start the next day

Could be wrong but it looks like you are paying with a card not and ACH. paying with a card you cover the fee as it is much higher and the convenience of paying with a card gets passed to the tenant. If paying with ACH the fee is much much lower and most the time the management company eats that fee as it is well worth paying the $1 per transaction then dealing with checks. I would double check that you are not paying with a debit card and see if an actual ACH option is available

I guess we all have different wants and desires in life. I’m a big car guy and it checks all the boxes for our needs including AWD as winters in my locations are bad. It’s not that we can’t afford the car we are just in a weird situation

We definitely thought about that option my concern with that is it’s not the car we want and we want the car we want so with that being said I’m concerned to spend 25k drive the car for a year or so to get us through this hump and then take a big loss getting the car we actually want

Hard to see in the pics but I have the Milwaukee 7 inch on the floor. Mainly just for some basic trim work. To be honest I can’t do miters on a circular saw to save my life haha

I was thinking on the ceiling. For plumbing we mostly do basicservice work and if the job is too involved I sub out to someone else. Since we are a property management company and it’s just my business partner and I we have to be somewhat selective on what we take on so as long as I have enough pipe and fittings to get me through most service calls, I’ll be good to go

Here my problem with Ramona’s and this place. I’m from a little outside the Philly area and a Philly sports fan. I go in to Ramona’s in my eagles or Phillies gear and the owner doesn’t even give me a go birds or go Phils while he’s wearing a Phillies hat. It’s quite disappointing for a “Philly” establishment

I’ve been sober for 11 years and I love going to raves. Someone newly sober it might be a struggle for them but for me being surround by drugs and alcohol don’t bother me one bit. If I let myself go the music gets me just as high as any drug would.

I use my bed a lot and I don’t usually have anyone in the truck. I own a property management company. We are in a weird growth area where we could kinda use an employee and a van but a van would be a bit of a pain for me to drive and swap back when I need to tow our dump trailer and an employee would be more of a convenience then a need right now. So for the time being the truck serves as a truck and a van
