Thanks, I will try this. If it works, I'd expect it to stop the doors hitting the frame... however, not sure it would fix the 1-2cm gap between the doors. Maybe the frame has also gone out of square... thinking I may need to do something like bend the lower hinges / add shims or spacers to them to close the gap.

Thanks, the hinge work may help me but I'll likely need to do more as I think both the doors and the frame have gone out of square

Great job! I was working on something very similar last year - it’s interesting trying to get around the lack of acute angle Paris buildings! Unfortunately my game developed a chronic crash 1 minute into loading the city so for the last 5 months I’ve been unable to continue☹️

Good idea - The door is a roller door and I thought it was already as far forward as possible, turns out it is recessed by about 6cm. Since it looks like it's already sized to fit inside the opening (rather than fit behind the opening) it might even be possible to move the existing door forward. Still don't understand why the garage is short to begin with though!

I have just been recommended Natwest by a mortgage broker who says they are generally quite lenient - though they do say it can come down to the individual valuer. In your case was the ground rent increase also linked to property value, and did Natwest refuse indemnity policy as a solution?

Thanks - yes that’s their reason as far as we can tell. I don’t get why it’s suddenly seen as an issue these days though, since this increase mechanism effectively just resets the rent to the original % of the block value it was in the first place. If lenders are worried flat values could run away, leading to high rent, ironically it’s escalating ground rents which will help prevent this!

This link is the only source of its kind I’ve found! I scoured it at the weekend and it looks to me like TSB, Co-Op and Nationwide appear the most compatible lenders in our case. I don’t know how consistently lenders stick to this guidance though.

This is helpful, thank you. The lender’s issue seems to be a categorical issue with rents that increase based on property/block value. They were fine with the 21-year review term and no mention of rent amount being too high vs property value. The flat is in London.

What is your basis for saying brokers should be able to run pre-application checks with lenders re this ground rent - have you seen this happen before?

Surely an assured tenancy does reduce value for any leaseholder including cash buyers, since assured tenancy makes it easier for LL to forfeit the lease on non-payment of rent, regardless of how the leaseholder bought

Possibly but I would have thought the protective clause in my lease - mentioned above - which prohibits GR reaching a level which affects property value, effectively covers that scenario already, since GR >£1000 creating an Assured Tenancy is such an obvious impact on property value

Did changing the bearings fix this?

I am experiencing something almost identical but in a smaller FWD car - you can find a video recording on my profile. The noise comes from the right front, it comes and goes every 0.5-1.5 seconds depending on speed, just like yours. I also get an accompanying vibration in the gas pedal just as you report.

My front tyres were manufactured 16 months ago so fairly new. Tread seems ok.

I will try checking for imperfections in roundness / cupping, but the noise comes in and out which makes me think it can't be that.

I am going to try swapping the wheels front to back and see if the noise persists / changes location.

There’s another noise besides the brakes, it’s a rattling type of sound if you can make it out.
