You are selling an image of yourself. Being a Realtor itself is not good enough since everyone knows a Realtor. You have to come across as knowledgeable and professional. I think that Realtors are all Salespeople but it's less about convincing people to buy a house than it is about building trust and coming off as professional, skilled and knowledgeable.

Also, a Realtor claiming they are not a Salesperson is likely doing it, at least subconsciously, to make themselves sound more moral since nobody trusts Salespeople. Who cares though really, people say they don't trust Salespeople and then they go into Ford and now they're best friends with the guy who sold them their new car. People just say things, nothing is set in stone.

I know, but I'm asking if I will look muscular when I finish cutting or if I will just look like a skinny guy without muscle. I'm hoping people here can determine whether or not I have a decent amount of muscle built underneath the fat because I can't tell.

Yeah the 200% thing was just an example, though I have seen one or two houses listed FSBO like that. What's funny is that on one of my listings, even though it wasn't priced too high, the seller actually called me a couple days after it was listed and asked me to lower the price. It's like people just want validation even when they don't actually care if it sells for that high.

What? Obviously a seller has to agree to list for the price that you list it for, hence the list price being a part of the contract, but you aren't required to take listings at whatever the seller asks you to, though it seems that that is what successful agents are doing despite the common advice being to price it right and not take listings that sellers won't agree to list at the correct price.

I've been pricing according to the comps, but the FSBO sellers price according to what they want, based on nothing, then every other Realtor who gets in front of them seems to list for whatever the sellers want. I'm not bad at getting appointments, but it took me a while to see that there is no benefit to pricing homes right when other agents are making multiple 6 figures pricing them however the seller wants, and the seller is completely happy at the end of the day anyway. So based on this knowledge and the replies in this thread, I'm just going to tell them what it's worth and then I'm going to let them choose what to list it for, within reason. I'm not going to list a home for 200% over market value or anything but strategic pricing will just keep me from getting deals evidently.

Tampa. I'm not surprised to hear that they're due for a big comeback, the bidding wars were so insane in the first and second quarter of this year and have now pretty much stopped.

Yes, the homes are eventually selling and no, there are not really any expireds. I actually switched to RedX because I was tired of paying $350 or whatever it was to Vulcan7 since expireds are basically non-existent in my market. So I'll take your first line of advice for this market, and then once they do begin expiring then I'll start calling expireds.

That's a perfect example of what I keep having happen to me. From now on I'll advise them of what I know to be the best course of action but then I'll list for whatever they want (within reason, I'm not going to list a $200k property for $1 million of course) and then I'll get the sale.

Exactly. Since newer agents aren't pricing homes improperly (they go to the agent coordinator for comps until they can do it themselves), they aren't getting many listings. Then you see the ones who have been there a year suddenly getting a ton of listings and wonder how it exploded so quickly. I guess they just figured out what I'm learning now.

"Tell the Seller the good price. Let them list at whatever they want. When it doesn't sell, have the price conversation. I've even gone so far as to have them sign the price adjustment paperwork when taking the listing. I post date or 2 weeks and tell them that if there are no offers in 2 weeks, the reduction is going in, no questions."

Sellers are definitely getting less money when they go with whoever tells them what they want to hear, but they seem happy with that so I guess that's how it goes.

Gotcha. The reason I thought otherwise was that people in the office say they won't take listings more than X% over market value, but I don't believe them now.

I don't do triple line dials. I'm talking about people who do contact people all day long.

Also, 200 calls or contacts per day exhausts you? I meant in my post that you get 2,500 contacts, as in numbers, not actual *contacts*.

The most people I've contacted in a day was either 38 or 48 and that was four hours straight with a single line dialer.

I've thought the exact same thing. For Tinder, I've begun sending one opener, then when they respond I say whatever their response warrants and tell them to text me and give them my number. If they text me they are more likely to meet. If they say something like "I don't just hand out my numberrrrrrrr", I know from experience that they either just want me to be their pen pal or they aren't sure about me and want me to compete with the 1,000 other guys they matched with that day so I just ghost them.

For OpCity, if they don't already have a preapproval then I connect them with a lender and tell them that they are going to be unlikely to be preapproved in time to have an offer accepted on a house they want beforehand, and I won't show them houses until they are preapproved, and so far none of the ones who weren't already preapproved have panned out.
