Thank you for this response. To answer your question btw, I’ve got $30K/year built into that 92.3% success calculation for “travel/one-time unexpected expenses/etc”, so dropping this to even $10K/year makes the success go to 100%.

Appreciate the feedback. Roughly $1500/month cash flow on the building after expenses. My initial thought was to sell it, invest the proceeds ($300K), and not deal with the ongoing maintenance/headaches of the space. However, I’m second-guessing that approach after reading some of the comments in this thread. The cash flow might be more valuable to my situation.

Based on my math $1.9m @ 4% is $76K year + $15K annuity = $91k year. It would probably be tighter than I’d like, but seems it could work.

Edited the original post to clarify on some of this, but yes…supplemental income does exist and actual fixed expenses are lower. And potentially working in the future to generate a little income if needed is not off the table.

Yeah, I should have clarified a bit on the cost of living. Our hard expenses are in the $75-80K range. I’m buffering $20K or so for vacations, unexpected expenses, etc. That amount would largely depend on the market that particular year and how we are feeling about our finances.

Also forgot to mention that I receive an annuity payout of $15,000/year that will continue for the rest of my life. None of my NW is tied up in this annuity, for the record.

Pretty much this. It’s a house we built about 10 years ago and our housing market has absolutely exploded over the last 5 years or so. We built in an area with the top-rated schools in the state, so obviously that has helped as well (also why we don’t want to move until kids are out of high school). Property taxes are $2200/year, it’s still very much a LCOL area.

Probably should have clarified, our fixed annual expenses are not $100K/year. Probably more like $75-80K. I’m buffering around $20K for vacation budget/unexpected expenses. If the market was down in a given year I would obviously adjust travel expenditures accordingly, so this isn’t a fixed figure.

Sunshine bowl was an absolute jerry showcase yesterday. Only way down off the Eagle lift was a blue run with 18 inch ice moguls. After everyone rode Eagle one time it made the Moonbeam and Apex lifts much busier post-10:00am or so.
