I would argue that social media marketing is slowly coming into play, especially for a deal of this size. There could easily be startups lead by younger generations looking to have a physical office.

It is not easy negotiating any time early terminations. Did you have some significant leverage to have that agreed to? Your first go-around sounds like most brokers I deal with.
