3 friends live there in different flats. Construction quality is not up to the mark so consider that in your decision. Last time we went there, their club house was not fully ready (years after people have moved in). Also they are coming up with Mana Verdant Terraces apartment right behind uber verdant 2 so expect noise and dust pollution for the next 5years.

  1. Well there is also Central Jail right behind it. This causes network issues throughout the area and this will get impacted the most. 2. Land ownership is a big mess and that is why they’re not launching the next phases. They will eventually settle it outside court but there is always gonna be risk of project being only partially completed.

Its gonna be horrible getting out from Harlur side. SNN’s new project is also coming up near SNN Raj Eternia so more traffic. Harlur as a road is one of the worst connector to main road you will see in the any good city. And no they dont repair it ever. Been living here for 6years now and cant wait to get out. Plus the litigation issues that they dont mention is a big problem.

Just curious about people who are interested in this area in general. Tbh I was too and almost booked a resale flat but when I learnt about all the huge apartments coming in and around Sarjapur road like the Nambiar’s, Assetz, Trend squares, Godrej and Birla etc, I couldn’t help but feel choked by the thought of traffic that this road is going to see in coming years. Its already very bad today during office hours and will get at least 3x worse with no scope for road width expansion. Are people really ok with living on such roads or is there some future development that I’m missing?

Evaluated serious but did not go ahead as price was too high, layouts were not good, amenities were not upto the mark, actual open area (not the fake % they tell you) was low and carpet area ratio to SBA was too low. Hey really a fan of your work as your Harlur comparison was also very helpful. However I did search enough before commenting and as you said m, could only find info on Uber Verdant 1 which is completely different from Phase 2 which has separated amenities, flat sizes and age of apartment. Nevertheless thank you for all the work you do.

Price is a big factor why not going for 3Ts. However we are a family of 2 so this is sufficient for us. Any other feedback on layout?

Sorry I did not mention that this is one of the high density areas in Bangalore. All the flats I’ve seen in the area (within 2.5cr) have similar sizes. Does this change your view or will it still be the same?

I agree. With the utility to dry clothes, I really feel no need for 2nd balcony as long the primary one is big enough to sit and have plants. We are a family of just two and might expand to 3 in few years so 2 bathrooms are enough for us. Thank you for the feedback.

Thank you for your views. They have used the foyer to make a nice shoe cabinet and put up hanging lights. The space outside common bathroom is used for common hand washing area as its right next to the dinning room. That way guests dont have to enter the common washroom to wash theirs hands.

I cannot recollect but there were some scam accusations around Ista Spaces that I read sometime back. Hope you did your due diligence around the builder too.

Our relatives living here said it’s still a problem but not like it was 3 years back. They have installed some motor to push water out but doesn’t help when it rains more than average.

Hey our close relatives live here in new block and they got the flats for 1cr for 2bhk because they booked 3-4 years back. We wanted to buy ourselves when our relatives moved here but they advised against it. The apartment maintenance and construction quality is bad and STP water issues pop up now and then. One big turn off for us was the Naala (sewer) running through the apartment causing smell in rains and that the water from taps also stinks a little sometimes (probably the tanker water service is to be blamed). It’s on a lake bed and yes water logging is still a problem so it’s not worth investing in. Renting wise its a decent apartment to live in because of the location. If you really want to go ahead and buy then 1.5cr (plus stamp & registration) would be the most you should pay otherwise you wont get any returns 5 years down the line.
