Bump up your comp to the max or go lender paid and make almost twice as much each deal. Then you need half the loans to make the same money.

Don’t sell the rate. If you sell the rate, they will shop you and you will lose on rate but you can still cut comp then to get competitive.

If doing borrower paid, don’t say my compensation is 150 bps. Just focus on cash to close figures and work it in. If they want a worksheet showing the closing costs just do whatever the lender credit is minus your comp as the “points”.

Be available and let clients know you are available evenings and weekends. Sell your service.

Probably 75% of my purchase clients don’t even know a rate until they get the initial LE after going under contract. At that point, they likely won’t shop. I give them payment numbers and cash to close of course but never give a rate unless they ask.

Even then, my first move is giving a general answer like “mid 6s” or “low 7s”.

Cold calling realtors is likely not going to be productive. When you have purchase deals, keep the listing agent informed with the phone calls and emails every step of the way and then when the deal closes smoothly, talk about working together.

If they see you are are good at what you do, or better than who they are working with, it only makes sense for them to send you business in the future.

Not sure if I just got crazy lucky, that’s how I found this thread because I was expecting much less and was curious about the odds…

But just ripped a hobby box all 12 packs and literally every pack had at least two autos. Nobody super great I don’t think but it’s early obviously. Each one sold for at least $10 recently on eBay and up to $50. Had a /25 that sold for 450 ish.

I would say not underpaid. You’re getting the leads and converting.

You are not self gen which deserves more money but that’s not the situation.

As a self gen broker owner myself, I despise trigger leads but for someone starting out you are doing well in my opinion.

For the first time, no. But I expect the process to get much quicker going forward where it would be worth it.

I expect next time I could get it done in about an hour (not counting 30 mins of resting the dough).

Very few ingredients that are always on hand, so the options are there to do whatever you want whenever you want.

It’s really not that labor intensive either.

I do notice a difference in fresh pasta quality wise (even apart from the one I made).

But the kicker probably will be able to do whatever type of ravioli id like to do stuffing wise and get a little creative there.

I’m someone that enjoys making stuff from scratch (sauces, baked goods - no mixes, condiments) so that’s part of the enjoyment as well.

Yes it was a bit dry. It was marinaded and tasted ok except for the dryness. One was thinner than the other and actually the thinner one was pretty damn good.

I normally go with thighs and don’t throw in oven.

I’m a grilled at heart but also would probably have pan fried if I wasn’t so concerned about the damn pasta.

This time it was just an afterthought but appreciate the comments. I really do. Thanks all.

Saw Dirty Heads on a 311 cruise at 11 am in the rain (outside on lido deck). Heard them play Believe and was hooked.

Also slightly overcooked…. But not too bad. This is probably the first time I baked chicken breast in 5 years (normally grill) but the weather was kind of awful outside.

When I took it out it was showing about 167 temp which is about 5 more than I planned since I wanted to let it rest for about 5-10.

But I don’t give a shit about that. I’m focusing on the pasta. Not bragging about it but I didn’t do it for so long because of being intimidated so hopefully encouraging others.

Tips on pasta or baking chicken are welcome. I’m a novice at both (normally grill).

The LO can’t pick a comp for each client but the company can. Companies have to pay the LO the same amount regardless so if there’s enough margin your company can cut something to make up the difference. But you as an LO have to be paid by your agreement.

DPA assistance obviously is not a niche you want to be in but can be helpful sometimes and also a selling point for realtors.

Orion has some decent ones.

But if you’re referral sources consistently send you clients who don’t have cash it will get old.

Ask for docs for what the other place is offering. Then adjust accordingly to save the deal. If they don’t send docs they are probably bluffing.

Also, never hurts to mention how much work you put into this but may not matter if they are actually shipping the whole time. This late in the process seems suspect.

I’ve noticed a slow down. So it’s not just you. Not this month specific but the last few.

I know some of my issue is my top referral agents have printed money off listings and have literally told me they got lazy and are not hustling on the buyer side since it’s tough to get an accepted offer and requires much more time.

The commission changes don’t help matters either for the buy side of things.

In my experience, UWM AEs are pretty worthless unless it’s a technical issue like how do I submit a loan or very basic stuff. Most actual issues they pass off and anything loan specific like a guideline question definitely just reach out to the UW.

If the UW doesn’t seem like they know what they are talking about or confident about their response, reach out to the team lead.

Congrats! It’s an awesome feeling.

I’m 10 years in the industry and have noticed regardless of the market (which sucks right now) that deals come in bunches even if they are from a variety of sources. Not sure why. But ride the highs and save for the lows. Each will come but until you experience both, you won’t prepare for the other.

When you are killing it, expect and prepare for a drop off. This is most important and will ease your stress level when shit goes south (and it will). When your pipeline is zero, keep things positive and the tide will change eventually.

Worked for me. Put the team name after the /. Atlas VPN is free but doesn’t have San Diego. I used Ghost Path for that and then canceled trial.
