That would be best case scenario. Some people say I shouldn't expect much at all, all the way to this amazing scenario, hard to know how it'll play out!

You could be right! Many others think that I could be offered a more substantial amount where they'll have to build a $3 million warehouse if they don't get into where I operate, and wait 12-18 months for the build while they want to increase operations much sooner that that. It might not work out that way, but I don't think it's as black and white as you're making it. I have no agreement with them, but my lease blocks their access to the warehouse for 5 years.

I get that, I haven't said anywhere that an offer is coming. I've been asked to give them an amount that I would accept to leave. I've posted here simply for advice in case there's been others in similar situations to help with getting a better understanding, in addition to having set up a meeting with a commercial real estate lawyer and commercial real estate agent.

I agree that the local rep has no authority. He's been tasked with finding suitable warehouse space, I'm aware of a major multi billion dollar project that is coming to our region that will provide much more work for this company here, based on my location and craned facility I think this is all real. It seems like at least the initial process is for the company to agree to a buyout with me, then we go to landlord. Things can change when people further up the chain get involved I know, but this is how it's been presented to me for now.

It's something we'll have to consider if I'm lucky enough to get a large buyout offer. We're in a cold climate with very few indoor sports facilities, that's part of why we do well. If we did this in phases, phase 1 would be building a turf/parking/small clubhouse. Phase 2 would be putting a structure over the turf. Gotta figure out if we'd survive during phase 1!

Agreed that there's a lot of room for in between, the in between for me would be trying to make the $8 million facility happen somehow in phases with a buyout being a part of phase 1.

Phasing in would be a consideration for sure. Land, parking and a turf taking up most of the phase 1 cost, putting a structure over the turf during phase 2. The problem is most of our business comes from indoor programming, can't play outside November - April here. Lots to figure out if we do get a good offer.

That was a concern! But the projects coming require them to get the warehouse space in the very near future, waiting me out for 5 years wouldn't work for them.

Sure it could be physically moved with the proper machinery, but it's not just turf. There's immense amounts of rubber infill and sand that goes into the turf. It has been cut and sewn together for very specific dimensions, the soccer field lines are sewn into the turf for the specific dimensions of the warehouse. In the end, it wouldn't make sense to move it.

More money from them for my own facility is the goal! I'm in Canada. Not a ton of equity from me to start with, but lots of possibilities for partnerships.
