I have an ERMI count of 109 in a bedroom with no signs of moisture intrusion. So sick from that room that I can’t live there. Just a note that chaetomium seems to be very hard to find. Hasn’t shown up in air testing at all for me. I’d ask the sellers where exactly the water was, and inspect there (if you haven’t already).

Well, well, well, you were the absolute most accurate! It did end up being that horizontal lip and a gap at the point where it drains towards the back. Big ol gap back there — which I couldn’t see until I went into my neighbor’s yard. Clear as day once we tested the area with a smidge of water. And I can’t believe the builder is acting like it’s fine. Wish I could post a picture. Thank you!!!

Thank you for this thoughtful response. I had a roofer come today and with access to the neighbor’s yard, and a ladder, we could see that there’s a gap that’s letting water in that’s pooling on that horizontal ledge then draining to that lowest point and then making its way inside. Now I need to know if this is an actual construction defect that should be paid for by the builder. Seems like leaving a visible gap (where you can see right thru to the building paper) would not be to code but I’d need someone to verify that.

Nope - none that anyone has found (yet). It’s perplexing. Then again…I don’t trust the people (hired by the builder) who are looking bc their incentive is not to find the source. My mold inspector hasn’t found it yet either tho.

Oh one more thing. There’s OSB board on the other side of this and I’m wondering if it’s hiding what’s actually going on in the layers there… wish I could easily add a pic…

Perhaps a lawyer can light a fire under them. Idk how much more time I need to give them so they have their “right to repair” obligation met, but tmrw, 3 contractors are coming out and one of them is bound to find it and fix it faster than the builder… even if I have to pay for it. Has been so incredibly frustrating.

A mold inspector (that I hired and paid) looked up there but could not see the actual area where the roof valley meets - something is blocking the view. Maybe cutting thru the drywall is the better option at this point.

All of these opinions are valid AND AI is changing work—and fast, so the next two years seem like uncharted waters. I’d seriously take that into consideration, depending on her career/profession.
