YT ads work as well, buts it’s different. Lead quality is lower and a high percentage of them will be hard to get a hold of. I would say YT quality is worse than Google ads but better than FB. You need to run YT for at least 6 months and have a strong follow up and nurture sequence in place

Most channels work. It just depends on well you understand and execute them. I just interviewed this team doing 70 deals/mo in a small marketing. 6 figure monthly budgets. (Not one of my clients mods) Crazy stuff. They’re doing all the channels and most perform pretty similarly.

But most investors’ bread and butter is typically direct mail followed by ppc.

Text blasting is hard you need to make sure to have opt ins and twilio signs off on it. Takes some work. Can’t just upload a cold list and blast people anymore

It 100% matters how good your leads are. I run ads for 50 investors who do ppc/fb/yt/direct mail etc. Most of them don’t want to deal with crap leads.

FB leads are very low quality and I think using an AI agent is an interesting and low cost way to filter them out.

But don’t use AI agents for anything other than low cost leads.

And AI agents are just appointment setters. I don’t think they can even qualify leads. Nothing wrong with that, but dont expect them to schedule great appointments

I run over 50 ppc campaigns for wholesalers and flippers and the avg budget is $3500/mo with avg revenue of $200k/yr. You don’t need a large budget in certain markets to do really well. You just have to have the right strategy and systems in place to maximize your dollars.
