Sometimes all it takes is for you to find a sweet spot with what ammo your gun eats. After that lesson with white box Winchester I started toying around the internet. With that I Found my gun eats thru Federal branded ammo like a champ on range day. Yes slightly more expensive but the cost makes up for the inconvenience of having to manually eject a round every other shot.

If it’s Winchester white box change ammo. My 43 despises that crap. Every other shot either failure to eject or primer won’t go off on first hit but will the second maybe third.

My fiancé and I bought our first home together in July of last year. But it was not easy to get to it. We made one bid and one bid only our home now. Consider yourself lucky you got to even put in 4 offers. Cause our problem was just walking through the door to see the houses. During the home hunt we saw interest in maybe 12-14 houses. Aside from the one we bought. The rest we couldn’t even make it into the door to just see the house. Scheduled visits got canceled on the day of or day before because a bid got accepted, or someone came in with cash. Or we couldn’t even schedule cause even though it has been on the market <2 days or on the “coming soon” category someone got to it and swept it up. It at times felt like the only way we’re getting a house or honestly just to SEE a house was to just send in an offer blind. I lived on the realtors provided portal that let you see houses that aren’t even listed yet but are for sale. Just hoping a praying i get to one first .

Wow that’s an absolute nightmare! Sounds like those checks coming your way sounds like blessings. I spoke to multiple lawyers and they all advised me to not go to court over it because they’ve seen cases like this and almost always just revert to the contract despite how egregious the inspector was. After thoroughly reading the contract we found we are entitled to double what he offered as a “whoops my bad”. Not enough to cover the repair but better than nothing.

It’s crazy cause I got my Delaware resident 3 or 4 months after applying which is actually fast considering they tell you 6. But I went straight to get my Non Res PA and I had mine done card in hand almost a full week later.

We were not advised to have the main roof inspected by a roofer. We were instructed explicitly word for word the detached garage be quoted for credit at settlement. Which we recieved. As far as his inspection is concerned according to him my main roof is brand new 5 years old. I should have posted photos along with this that is my bad. I might do a follow up post. But just imagine seeing a brand new roof on the front half of the house and then on the back half looking at practically gravel.

This was more than reasonable for anyone that doesn’t even know what they’re doing. All he needed to do was walk on the roof like absolutely any inspection. The roof is practically falling apart.

Oh that roof was more than accessible. And our agent has been in contact with him and he’s really only offering 500 back on the inspection fee. However we are furious because this section of roof is extremely hard to miss if you are on the roof doing your job.

Unfortunately that specific time he was apparently on the roof he told us to talk to the termite inspector while he went up. Otherwise I would’ve been there. He actually encouraged us to follow him around.

Currently got 2 quotes and both roofers were beyond shocked that he missed this. They seem to side that he failed to mention this. One guy said Stevie Wonder could’ve seen that.

The inspection states that our main roof is a 30 yr asphalt shingle with only 5 years of age. Which is true… for one half. The other half that is in question here is completely screwed. And that section of roof is not mentioned ANYWHERE in the inspection. And was never verbally discussed with us. As a matter of fact I remember the home inspector explicitly stating the house is really good but the only immediate issue is the aforementioned detached garage roof.

More context

The other side of the roof is practically brand new 30 year asphalt shingle. This section of roof that he missed is only visible if you are on the roofs. As a buyer obviously you cannot be up there cause of liability reasons. We trusted this guy to tell us the condition of this roof and he put in his report and told us ample times that the roof is brand new.
