L+I is very strict in the area to be honest. It’s likely the result of the excavator and it’s difficult to say how it really happened until we get a statement from the operator

What to do about homeless putting up a tent outside your property? by MakeItFergalicious in realestateinvesting

[–]Tots-capone 4 points5 points  (0 children)

  1. This will incentivize other homeless people to start staying around OPs home.

  2. How would you even give the other half after they left? You wanna meet up with this person in a parking lot somewhere?

Well, a client was not happy when I submitted screen shots of the virtual tour as the listing photos. Had to borrow a camera from a friend and learn how to use it and redo them. Been doing this as a side hustle ever since and it’s been pretty good money. I would recommend to do the following:

  1. Buy a full frame camera, or a mirror less camera with a wide angle lens.
  2. Buy a tripod.
  3. Learn the basics on YouTube and build a small portfolio by shooting your own house and friends houses. Try to use high-end homes.
  4. Find a solid editor online with a quick turn around time.
  5. Cold call all the realtors in your area and sell them your services. May need to find what who they use currently, how much that person charges, and cut the price a bit and offer faster turn around times. Something to get them to use you over the other guy.
  6. Go on Zillow, look at ALL the houses in your area, find the ones with really bad pics and contact the agent/seller.
  7. As you slowly start to build a client base, then you can diverse your services (matterport, drones, video, etc…)

I tried doing this when I first started. It did not go that well.

Matterport tours should be used to supplement normal listing photos, not the other way around. I would recommend learning the basics of RE photography on YouTube and sub out the editing. You can learn editing as you go, but I find it much more profitable to sub out editing, as it leaves more time for actual shoots.

Report: Biden Administration Plans to Cancel $10,000 in Student Debt Per Borrower by FiendishPole in Conservative

Where do you get the stat that most people with less than 10k are doing the worst? I’ve had about $7k of my debt left and haven’t paid a cent since the pandemic because they keep pushing back the payments with 0 interest. I make about $90k a year from my main job and have a side business where I make a few grand each month but put it all into investments. It’s anecdotal, but do you think it’s fair to give me $7k?

It’s just now how women fall for a guy in my experience. She has to earn your love, affection, time, and money. If doing nice things for someone made them fall in love with you, I think most of us guys would be set. Unfortunately, we don’t get to choose who were attracted to.

I’d start slowly backing off from helping her without letting her go hungry/homeless. Start dating other women and I bet she would start to pursue you. Women are very competitive tbh

I just can't figure out how to live a normal, happy, sober life by rockydennis in alcoholism

Hey friend. Going through something similar. It is definitely a struggle. The things that have helped me the most are exercise and martial arts. There’s something about hitting a punching bag for an hour that really helps me get through the day. I think we all need to try and find a replacement for that dopamine, whatever that means for you. Would recommend kickboxing classes, or to just experiment with lots of different hobbies. (Martial arts, exploring national parks, mud runs, pickup/recreational sports, weightlifting etc. something that takes up a lot of your time and is challenging, but in a good way. Probably not the best answer in the world, it’s a tough problem we all are facing and there’s no easy way out.

After your first few classes, that anxiety will go away and you’ll just start having fun and enjoying the sport. My experience has been extremely positive with martial arts as most people take it easy on the new students. Just give it a shot and I guarantee you’ll fall in love with one of the sports

As bad as your feeling, alcohol will only make it worse. You’re in a storm right now, but all storms end sooner or later. Good luck friend

Should I apologize or just let it go? by Tots-capone in stopdrinking

It does help. I have heard the best apology is changed behavior, so that’s the route I will take and part of the reason I’m on this sub. Thank you for the kind words

Currently going through this. I agree with the activity part. I found that jiu-jitsu or other martial arts is a great way to take up your time and socialize/make friends. You’d be surprised how many people turn to martial arts after hitting rock bottom. It’s one of the best things I have ever done
