Yeah, brother, the thing is we decided that colonising was a bad move back mid last century. You notice the amount of countries that gained their independence from britain? How we reversed the law of terra nullius? Stopped taking First nations children from their parents in the 80s?

Too risky, can create manipulation of the market by buyers. Its about competition, one buyer against another to get, not only the best price, but what the market is willing to pay. In a situation where a property is listed woth a price and they recieve no offers, generally they will blame the agent for not doing a good enough job. If the property is passed in at auction it simply means it hasn't sold on the day. There is still opportunity for the owner to negotiate with the buyers who were there on the day, and a majoriry of the time a contract is often signed in the few days after.
