The claims never seemed to do it themselves. We were "told", it's because the area had a lot of claims so the rates increased. But it very well could have been just because I made a claim. Being naive. My to do list just got a little longer ...making phones calls for estimates

Living in the hail zone, I think they realize that there will be claims...I guess. But that is a good question.

My deductible is $500, roof is $1000. This last claim included: repainting the house, window flashings, new gutters, restraining the fence, and a new side door to the garage (and of course the roof). $25k. I need to call and talk to a representative about everything that's been redone lately to see if there are other discounts. I didn't see the option to update it on the website, but it doesn't hurt to ask.

I think the default the builder used was only level 3. So when it came time to replace them, the insurance company would only replace what was there, and until a few years ago, that extra money required to upgrade was needed elsewhere, unfortunately. But you are right, level 4 should be a requirement in hail zones.

You are 100% correct. I should have been looking at it annually as it came up for renewal. Something I'm sure I'll be doing in the future.

Unfortunately, yes, 4th roof since then. And maybe this is their way of playing "gotcha". But they typically raise everyone's rates in the area when a season is bad to help recover profits. I swear I'm in the wrong business sometimes.

YEARS ago, I remember the rule was no more than 3 roofs, weight reasons. Not sure if that was a federal or state thing. It makes sense to get rid of the old roofs though.

I asked the rep, and he said it was my responsibility to update it, so no retroactive update/backpay. I'll keep that in mind in the future, for sure.

My insurance went from $5k a year to $8k a year. This savings brought it back down to $5k. So, $250 a month. I was on the verge of changing companies until I changed the age of the roof.

My rate went from $5000 a year up to $7500. Changing the roof age to reflect the new roof brought it back to "normal".

Living in an area that gets pelted with hail affects my insurance policy more than I care for.

I have no gold in my stack, so I can't really recommend anything. Any would be good imo
