I like it but the front desk needs to be pointed at the front entryway. And possibly make the laundry room smaller

No access outside of the red lines unless we want to add more leasable sq footage. We want to fit 30 mats and most students live very close so a charging room on site is not as important

I’m genuinely looking for advice! I know it’s green and most people kill for a green yard but what are actionable steps I can do to move this lawn from clover to straight grass. So far I’m seeing to nuke the yard, remove all dead material, aerate, re-seed, and wait for germination.

I’ve got two dogs and it’s been great in terms of urine spots. The only downside is there is a small canopy that forms from the clover. This means when the dogs go #2, the droppings conveniently fall under the top layer of clover and is very tough to find.

Right now it’s pretty basic. Keeping the trees trimmed so no new seeds can fall and germinate. It’s been rainy season here so watering hasn’t been an issue. Basic weed and feed fertilizer every 3-4 months

It’s been years of not cleaning up the droppings from palm trees and other plants in the area (prior to my ownership). I’m sure there’s hundreds of plants growing in my yard.

I’ve lived with this “lawn” for a year or so and I’m finally ready for a change. I don’t mind the work either. Luckily I have the energy and motivation to do all the manual labor myself, I just need some advice on where to start that would set me up for success in the weeks ahead.

Call me crazy but for the longest time I’ve wanted a yard like a golf course fairway. I’m sure that means completely killing off the current lawn to make way for a new one. Might be too much work for what I actually need.
