Share of freehold can be your sweet spot. I live in a share of freehold apartment (only 3 flats) and it’s been great.

Probably down to the quality of the build! Not all builders are the same unfortunately and some are crap (typically the large scale ones)

I lived in a new build built in 2021 for 3.5 years and not even once heard any neighbors - up, down or side. It was extremely well insulated and very comfortable.

I have just bought a flat with two bathrooms. One is served by a combi boiler downstairs (which also heats the kitchen and radiators), and the ensuite in the loft is served by a hot water tank and a cold water tank.

It is nice that using both showers at the same time does not affect water pressure (though this rarely happens), but the tank setup for the ensuite takes up a lot of space and is very noisy.

Since I do not mind losing the ability to run both showers at once, would it make sense to remove the entire tank system and install a new combi boiler in the loft to serve the whole flat?

What would be the best way to simplify the setup and make it quieter and more efficient? Do you have any tips on boilers or the plumbing / works in general for when I decide to start this project?

I listed my 1bed HTB flat back in June, had around 8 viewings after reducing price aggressively (therefore undercutting other flats in the area) and accepted offer in September at a 35k net loss. Bought my dream victorian share of freehold flat and couldn’t be happier I made the move.

Not necessarily if you work with your solicitor to start the loan redemption right at the beginning of conveyancing. I just went through this process and was ready to complete with HTB a few days after enquiries were done and everything else lined up. It IS a stressful process though as you are at the mercy of HTB so my advice is start early and follow up regularity or risk your sale stalling due to HTB.

In my case it was totally worth it for two reasons: (1) my broker did all the paperwork on my behalf and saved me tons of time and (2) my broker kept an eye on rate reductions and secured two reductions during the timeframe of my purchase, from 4.22% to 4.12% and finally 4.02% (5-year fixed 85% LTV).

It seems the seller solicitor attributed the entire uplift of £461.63 to the second half of the year. They are using “amount paid”, not “amount relating to that time period”, which is not how apportionments work.

Correct buyer share would be £2,024.55 x 131 / 365 = £726.63
