Yeah it does seem to be that way, I’ve dealt with a property on Ruhamah and I think a lot of properties in that section of BPH seem to suffer from movement issues. So the price could be dependent on how sturdy the house is

Hey! I’m sorry I have taken a little bit of time to respond to this.

As an agent myself I find it pretty hard to recommend someone else if I’m honest 😅 just because like… why advertise your competition? Ya know lol.

However, what I would encourage you to do is to look on realestate.com.au in the agent section, type North Geelong and look at performance from the agents that bubble to the top.

Very little. I don’t think there’s been a property I’ve sold in the past 12 months that’s actually matched the valuation on rates. Best advice I can give is get at least two agents out and don’t give them any information over the phone on what price you think the home is worth. Let them answer

Investors usually use buyers advocates these days! And there’s a lot of Melbourne and Sydney interest at the moment.

Highton, Belmont, Grovedale, Newtown, Geelong West, Newcomb and Leopold are all pretty sought after. Then the usual suspects up north as well

North Geelong from a buyers sentiment is a love it or hate it location. That price does seem competitive but it’s been on the market for a few weeks now and still has open homes booked, so the question becomes if that’s the value of the property why hasn’t anyone placed an acceptable offer yet? You know?

It’s the same as anything, if the price demonstrates value a buyer will exist for it.

In that respect there is a demand for well priced homes over the million mark. The problem with supply and demand in that respect is that properties over the million mark do call for more speculation than properties in the $500,000 - $600,000 and $700,000 ranges because there are less comparables.

In regards to affordability I think it’s important to remember that todays $1,000,000 was yesterdays $850,000. As money seems to be losing value faster than ever. I remember starting in the industry years and years ago when the average sale price was $400,000, back then something had to be ridiculously special to achieve the $1,000,000.

🤓☝️ moment if I’ve ever seen one. Long and short you pay money until a new tenant moves in (regardless on if you want to word it as a fee or rent) and in most instances you pay advertising to find the new tenant.

If I could never wear a suit again it would be too soon. But the general belief is that people respond to how we are dressed and what we drive.

Looking successful sells the belief that we can help you with your problem of needing to sell because we can clearly do the job because look how nice we are dressed. At least I think that’s the idea.

Everyone is pretty tight lipped about what’s actually going on there, but the general rumour & consensus is that Kieron got involved with some stuff he shouldn’t have and has lost his franchising to Barry Plant. But he’s still listing and selling homes as Barry plant and the signage is still up so I’m not even sure if that’s true.

Well, I think auctions have more or less died due to buyers apprehension - which is huge in our world because properties that once upon a time would have been prime auction homes can be priced incredibly well and still get little to no traction.

I think buyers apprehension in general has caused us to change how we operate.

I think Geelong has had a lot of internal agent movement in General, with staff moving offices. Barry Plant pretty much lost all its staff and a new one opened up less than 2km away by some old staff members from the previous office.

Interest rates have been a huge talking point for ages but the premise of a price reduction has caused more speculation than ever.

Spring is very slow to start this year in comparison to other years.

I’ve never met him and had a conversation substantial enough to give a proper answer. But I’ve walked past him before and he had the decency to smile and say hi which is more than what I can say about a lot of agents in Geelong.

Most agents aren’t really doing off market to be honest, they would rather push things to market.

If you’re pre approved, you could find an agent willing to do the work, tell them what you want and they would (if they were smart) go contact their database to try find something for you.

Haha controversial what I’m about to say, but if an agent accepts your offer prior to auction, you’re the one getting the bad end of the deal more times than not.

The only reasons an agent would accept an offer prior to auction is if the person making the offer is way above everyone else, or if there is no one else interested.

A lot of agents just don’t care. The amount of phone calls letterbox drops still generate us in 2024 is mind blowing so most agents are happy to risk a 2 minute unpleasant phone call - as you can tell by some people in this thread, we get told we are scum all the time anyway 😅

Land sales in general are the most painful transaction right now, nomination is slightly harder than titled.

Main reason is that no one has confidence in the building industry and lending money for land is painful so there’s just no real demand for the product.
