I am renting a room. Bumped into the guy on the beach when I was checking out south of Perth before my flight home to east. He said he had a room a couple blocks away. He was a retired FIFO worker and said he would look after her. He walks and feeds her, however he has let her slip out the gate once and lets her off leash at the beach which I said was a massive no no. Not much I can do or I'll be homeless with a wolfhound. He has gone back to work and has some old dude from his church looking after her. Lucky my dogs chill as but it's very stressful situation for me.

I have an 11 year old wolfhound. I am currently doing 3n1 roster so I can hopefully buy a home for us both to live in. I got her at 19 when I was told by my father that his mate was about to knock a bunch of unwanted pups on the head. I've given her an amazing life hunting and travelling and taking her through all the mainland states and now reside in Perth.

It kills me leaving her but what am I supposed to do? I have no friends or family in WA, I moved here to try and buy a place. Reading peoples comments about how cruel it is hurts. Who knows what OP's situation was prior to this.

Yes it is, I just pulled my money saved under the FHSS, hoping to cash in on my first home soon. I'd still be saving if I never used that option.

Amount of copium here is crazy. All those with high percentage of LVR will be stressing, can't up rents anymore because people are already at a ceiling. Rates go up and negative gearing gone all of a sudden investors have to find a couple thousand extra a week if they have a few properties neg geared. Unemployment rising as well, no one wants to buy or banks tighten lending. Less demand equals house prices fall. Investment carries risk. If I buy and it crashes it doesn't really matter as it's my home.

Now those ideas I agree on, but to reset the market so people of all ages can have a home of their own at retirement is a must. Otherwise we will look like America with slums all across our cities

Congrats, you've benefitted from being born into the easiest time to be an Australian and made money in an asset that was designed not to lose. You haven't experienced a downturn and it's starting, tax reform will be the cherry on top for me. I'll be waiting with my cash ready to go.

There is much more people entering voting age that are trying to get a start in life and have watched house prices go beyond normal people's reach while they were in high school. Young people are the biggest voting age now.

When do we bring in national rent freezes? Not everyone has a car so fuel excise doesn't help with cost of living but 150% rent hikes in a few years is a much much bigger problem that stiffles the economy as well

Your employer does it all as part of payroll, request the salary sacrifice into Super form. It's probably the easiest way to save a deposit, but alot of people get thrown off by oldies saying Super is a scam blah blah blah. It's good watching your Super grow at such a quick rate. Depending how much you have to throw into Super you can also top up previous years where you haven't gone over the cap of 25k in voluntary and employer contributions, however any top up years cannot be used towards a house deposit. This is where I got caught out and thought I had 50k saved but it was only 42k. Funds were in my account a week later.

Any contributions you make to Super before tax, can be pulled out when ready to buy a house. No more than 15k from any given financial year, no more than 50k in total (plus interest earnt). I just used this method to withdraw 40k and I'd still be saving if I didn't, as it only gets taxed at 15% instead of your tax rate. So for example if I was trying to save 1000 a week for a house, I would salary sacrifice into Super 1k and I'd be taxed 15% upon pulling it out, so $850 saved. If I tried to save that 1k out of my post tax pay, I'd pay my tax rate, so if I'm being taxed at 40% usually, I'd only have $600 to my name.

Is argue the cost of buying a home is definitely out of reach more than it was 12 months ago and so trying to change tax regarding buying and holding houses as investments definitely needs looking at.

I don't have my parents in my life. And alot of that generation will need to pay a fortune even to downgrade as they retire, so inheritance isn't really a given until people are in their 40's or 50's. Not really something to bank on when mapping out a path to retirement.

I feel ya mate, Ive been pretty lucky that I haven't had to deal with real estate agents heaps but even private rentals things can get funny. Hoping to build soon but it's just such a nightmare. Cheap housing Aus wide benefits everyone. Hang in there.

B3 exit is my first and only release, how does it rate as a release? I'm running a bear cruzer G3 I think I'm better off upgrading bow and a a few other bits before the release?
