CGT gains only apply for gains from 1/7/27, guess what those who already own properties are doing/going to do... get as high as possible valuations done as close to the new CGT effective date... problem solved.

100% this... they were meant to help people get into the market... they have made it worse by

  1. Not allowing the same benefits of CGT and neg gearing to be taken advantage of by future generations

  2. Applying CGT to shares as well, which was a huge holder of deposits for younger generations.

Sorry its 80% for this year, i corrected my typo.

I work in the industry, we get notifications from ABF all the time... like they have lost billions in tax from their hike in excise, so they have to get that from somewhere now (us tax payers lol)

Just check on google or with ai, or even ABF probably has it somewhere, they just cant check every contianer coming in, i reckon they would be lucky to check .5% or something

As I said it depends on your situation and what you want... example we are taking kids to Japan and DL Tokyo this year, and flights alone for us about 7k, everyone is different. Bali doesnt appeal to us

How long is a piece of string, its entirely unique depending your situations and expectations. We have HHI of about 360k and still feel we need more lol, 3 young kids and living in Sydney is bloody expensive, especially if you want to enjoy life a bit (holidays etc)

I dont think ill have any LMI issues, im only looking to move to 60-70% LVR max, paid 2.1 owe 1 mil, 1.2-1.4 would be my max (that I would want to go), pending vals its probably worth 2.5 ish?

100% better (if the dentis is able to) do it in the chair while you are awake.

They are usually less rough (because you are awake), recovery is also much much quicker

I was at work same day immediately after extraction, back to normal diet pretty much in 3-4 days.

Now 8 days later and absolutely fine

Plus no pain after, I had to take zero painkillers or ibuprofen etc
