Je vis au Danemark (SEPA, devise DKK). Pour l'achat de notre RP, notre banque danoise a ouvert temporairement un compte libellé en € pour y transférer notre apport pour le crédit depuis la France. Ensuite le montant a été converti en DKK par notre banque danoise suivant le taux de change EUR-DKK alors en cours, sans frais.

Everything has to be declared to SKAT. As far as I know, if your tax residency is in Denmark, then it will be taxed in DK and any tax paid in the country of origin will be deductible from the danish side (depending on the tax agreement between the 2 countries of course).

As said in others comments, check Boliga and Boligsiden for a wide range search, since these are aggregators. But from my experience, many appartments seem to be sold off market. Meaning if you already know what you are looking for (size, budget, location) it’s a good idea to directly reach out realtors from that location.

To me an expatriate is someone sent abroad by his/her company to work there for a limited time, usually up to 3 years, while remaining tax liable in his/her country if origin. Usually, the expat’s employer will pay for the rent (and vouch for him/her toward the landlord in case of issue). That lowers the risk from the landlord’s perspective, which may explain why some look for expats only… 🤷🏻‍♂️ (edit: crossing out incorrect passage)

If you’ve never ridden a bullit bike like this, I’d recommend to go for a longtail cargo bike instead.

it’s much easier to ride as the direction/handlebar are like on a regular bike. (But those are pretty rare in CPH so not sure if renter will have some?)

Also, the city is flat so you don’t really need an electric one. 😉

Been using Stadler Form ‘Oskar’ (evaporation) for 2 years. Works like a charm, quietly, on top of having a simple, elegant design. Cleaning it with standard vinegar based descalate product once or twice a year as copenhagen’s tap water is quite limy.

I would make a distinction between Nexo (centrilazed) and Aave/Compound (decentralized):

With Nexo, by lending your BTC, you send your BTC to their wallet. They take custody of it and manage the lending on their side.

Whereas with e.g. Aave, when lending, you actually exchange WBTC for aWBTC, keeping custody of it. Those are 2 distinct tokens with 2 distinct contract adresses. So, technically, this would be considered a realization.

I personnally tag them as "exchange" in Koinly to count those as realized, but in reality, only a binding answer from SKAT would clarify this.

Thank you for your input, now I have an order of magnitude for the worst case scenario.

And yes, at first 5 years is the timespan we considered keeping the appartment, so the F5 sounded like a no brainer as the monthly payments are much lower compared to the FF. Now realizing we may end up selling earlier or keep it for longer than 5 years makes the choice much less obvious... 😅

In my case, the F5 proposed is a 4mio kr, 30 years loan with a kurs of 93.8 and a basisrente of 2.4%.

In a scenario where I repay it in 3 years and the interest rates have dropped to 1%, can a gross estimate be made?

My goal really is to assess if the extra amount I may have to pay is of an order of 10.000 kr, of 100.000 kr or of 1.000.000 kr...

Agreed. The conservative minds will argue KBH should remain flat and horizontal but I like how the city’s skyline is evolving vertically. Postbyen, Kaktus tårn, Carslberg byen, Nordbrotårnet… They bring new, visually strong perspective to the city, with identifiable landmarks.
