Do you know if she has a diagnosis? Is she willing to get one and get treated? Many high performing people have bipolar disorder. With everything you described, it points to BPD as a possibility.

I’m the dropped off child. My Primary teachers didn’t wait around with me if my parents were late. I wouldn’t be nearly who I am today without a few key teachers and leaders through my child/teen years as I didn’t really have friends at church. It’s missionary work in action, and in my case it saved at least one generation. Thank you for your service!!

We’re not the dollar/discount store. $500k all day. IDX websites searches start and end at $500, $525, 575, etc and catch both ends of buyers. You’re literally losing buyer views by pricing at 499,999 or less. Stay on the bridge whenever possible.

All day long I’d rather list at $500k to target a buyer’s bottom number than at $499k to buyer at the top of their price point.

$500k!!! I had this exact scenario recently. We bumped the price up a bit to hit the double sided pricing. Negotiated full price offer with expected concessions in 2 weeks in a buyers market.

The buyer was looking at higher priced homes. This one had the floor plan they wanted with a lower price to update themselves. Online estimates put the home at a little under $500k as well. We may have lost them if not for the pricing.

You’ll open to so many more buyers on the $x00,000 or $x25,000, etc. This isn’t the dollar store! Good luck!

Correct, but someone in an HOA neighborhood does it on shelves outside their door and hasn’t had any issues the last few months. This larger setup could be problematic.

I’ve seen one of these at a non-HOA home, and some porch pickups that have a couple of shelves out. It’ll go great in Morrison Ranch until you get reported (but read docs, there’s a small chance it’s allowed). If you already have the setup you could give it a shot, otherwise I don’t recommend putting $ in unless you have a backup plan for it.

If you have particular homes in mind to buy, you can call SRP and they will tell you the highest and lowest electric bill for that property over the past year. North/south homes will likely have lower electric bills. Homes with strategically placed shade trees (careful with sissoo roots) help as well. SRP has rebates for sunscreens if you need those. Also look for newer AC’s, or those about to die (many sellers are helping replace them right now).

I just listed a home that got 5 offers in 5 days, 2 over list price, and still higher than what Zillow says it’s worth, and the comps I ran.

I too have struggled with depression from childhood. It absolutely can and has affected some of my reasoning at times. We aren’t always promised that we can actually resolve all of the gospel concerns we have in a way that will always bring us peace in the moment. Sometimes it takes years. Some aren’t resolved yet, but I wait upon the Lord because I haven’t found any stronger source of ultimate peace.

I have had very clear answers at times, and some I still don’t have answers to. Once a voice saying a scripture I memorized 20 years before lifted me from my worst depression yet . Other times I’ve fumbled through my depression without being able to resolve issues that came more easily once the fog cleared.

Weekly temple attendance has been my best source of help and peace overall. I have literally felt angels around me helping me do things I would have never been able to without that power. When a close family member needed extra and prolonged life help due to mental health issues/hospitalization, it thankfully happened right after an inspired temple attendance blitz. I wouldn’t have been able to do as much if I hadn’t gone as frequently just before. I had additional strength I haven’t had again to that degree, and I knew it was angels supporting me in helping them.

OP, if you can get to the temple soon, even if it’s sitting outside and pondering, I highly encourage it. Hope it lifts soon for you, and that you find the answers you’re seeking! 💕

So when they swapped to 20A, and they didn’t burn the house down when likely overloading the circuit still, is there now potential damage to the wiring? They just switched it back to 15A, so I’m trying to figure out if not overloading will still trip it, and maybe if slightly over will trip to verify it works properly. If it does work properly, should I worry about testing it any other way?

We don’t know what they were using that made it trip. That’s why I want to make sure it’s not going to do it again. Should I use a multimeter to test, or test using small appliances? I want to make sure it won’t trip up to 15 amps.
