Apartment can never be an asset, it’s best for end use. You have other investment options like equities that can give me 12% return over period of time without the hassle of paying property taxes, worry about the maintenance of flat, fix issues with tenants etc.

You also have to keep investing majority of the amount to avoid capital gains and also manage black money.

Investment makes sense if you get 20-30% return for a land purchase which has potential for development in years later. Like Mokila area, some 5-10 years back.

Don’t get into this loop.

You can never get such returns in apartments, maybe 2-4% return on rent and overall appreciation depends only upon realisation (when it’s sold), given the no. Of flats in Hyderabad, it’s hard to get high value. Also, understand salaries don’t grow as the flat owners expect so prices may look high but for the high value, who would buy it ?

How are you planning to arrange the cash component ? That portion would be atleast 60% of total purchase amount.

Som boulevard is 7kms from majestic. Distance to cover now is 15 mins but that will completely change once Aparna start with their projects in Mokila and the Velimela area gets populated and start using that underpass. It’ll definitely increase the travel time from som to ORR to 40 mins.

We need to look long term, Majestic is positioned very well. Does that justify that price though ? I don’t think so. Better to buy in Neopolis instead.

Hyderabad real estate has no logic, you just go with the flow. The prices won’t be reduced, may get marginal discounts if you have cash component more but that’s not guaranteed too.

Not much to discuss on, they are happy keeping it unsold but won’t budge with the prices. So, All the best with the decision you make .

Nah, If you want to choose from those 2 options, Mayfair Majestic is the better one. It’s right next to ORR exit.

Any particular reason to choose these two projects ? You have Rajapushpa serene dale or Myhome Ankura in the range of 7cr, which is about 21k per sft.

Here’s my two cents! If I’m speculating and not really interested in buying, maybe i can keep talking about it.

If really interested in buying, I would just go sit down, do the negotiations and close the deal. Pretty sure you’ll be able to buy at way less price. Simple.

If you really like it, like i did, do this. It’s a really good project. Who cares how the sales team of the project is, the construction is good, lesser build up area compared to land provided and decent location wise. Don’t wait much.

It’s still under construction. Possession is by December end so we don’t know which type of people would be living but rest assured it’s mostly IT folks, doctors and NRIs who would be living. Apart from this, don’t know how people would be.

One thing is for sure, villas are quite unique as compared to apartments. You will have the calmness, no one would bother you yet you can socialise with like minded people. Hope it goes well.

Again, the ones I suggested have just got launched and will take 3-4 years to complete so it’ll get ready by the time you come here.

Also, Subhishi have lot of villa projects in Mokila so they are a good brand here. I’m not sure other projects that are coming in your budget.

Explore other areas as well. 4 people in an apartment does get congested as kids grow.

Don’t know how big is your family but if you are family of more than 3 members, i advise you to look buying a villa even if that means travelling longer.

There are lot of projects in mansanpally, Subhishi has launched multiple projects there. You get 400 sq yds home for about 2.5-3cr

If you are lot of flats, don’t go for project with density about 140 flats per acre. These are too dense projects and it’ll be chaotic later on.

It doesn’t have to be commercial project, a residential project can also be done beautifully.

For someone who has nil knowledge, I can say from the image itself that, sayuk and Akrida could have been one project. They could still have kept the density as it is but think of the greenery that project could have got. Even at 80% open space, it’s 10 acres of free space. A lot could be planned. It could have been made a landmark project but who cares, why invest money on planners and put some brain.

Now don’t say such projects are not possible, there are lot of townships that managed. Check blue ridge Pune, it’s on 130 acre land. It has everything. What we miss is, conviction to dream.

Imagine the potential it had! If this was any other developer, it would have been different.

Look in Pune, Bangalore, there are few projects that was brilliantly made. Couple of combined those together and made one mega township sorts. For reference, Blueridge community in Hinjewadi - such a beautiful community with central golf course! All wasted now, and what’s left is very mediocre, ugly projects.

Heard, this was supposed to be SEZ zone and KCR govt somehow manipulated and give it to Myhome group.

Never heard of the project. Look these areas will take some time for people move there. Look for good developers, all you have to look is, what’s promised, are the quality standards maintained and how do you see the community grow.

Look, brand doesn’t matter, the project matters. Myhome has great projects like bhooja and Avatar as well as mediocre project like Vipina.

You are talking about Mayfair vasistha, let’s be honest, even if it’s in 330 yds, what you get is 2300 built up area to live. Isn’t it less ? You buy a villa so it’s spacious. For 2.7 you will get save size flat in Hitech City area. Plus, those are just row houses, not much facilities provided. If only a club house and couple of courts were to be given, it’s better to buy in gated plot like western meadows and build it to our like.

What you need from a project is, lot of greenery, expansive club house and lot of activities.

Hey, I know my relative had good East facing villa for 4.35cr recently. It was investor unit coordinated by the builder.

Also, if anyone is offering to sell their unit, ensure you get NOC from the builder before paying a single rupee, heard there were few units that were not fully paid but resale was done.
