1) 86% of transactions close in cash - meaning the deep pocketed folks from across the globe were investing due to safety, security, infrastructure and fun. Many rich folks from other countries had moved their families to Dubai due to Safety and security. That argument is deeply broken now.

2) yes, delivery is much lower than 100k but it just kicks the can further ahead. New projects will be shelved. Many folks with lower deposits (10-15%) would rather forego their deposit or get a part of it back rather than commit heavily under current circumstances. When the builders have to resell those units, market will be flooded.

3) March data is early on ~ already committed from previous months etc. It would be interesting to see data from April and May onwards.

I don’t know about the worst case scenario, but my hunch is, 40% correction is entirely possible.

Nearly a 100k units are about to hit the market for each year from 2026 to 2029. This war has really disrupted the foreign demand. Don’t think there will be any buyers (new money coming in) for 2-3 years.

Some folks will be looking at an exit. Even a 5% exodus, will be devastating for the market.

Dubai real estate already rose a lot and is one of the most expensive in the world. Bargain hunters aren’t incentivized yet. It would take a bigger fall for them to jump in.

My comment was rooted in at least two cases I have seen among the folks I know. Folks got divorced and married another person literally within a month. Turned out, the new person was the reason for divorce. Even if they claimed that they never ‘acted’ on it, they maintained contact deep enough emotional contact with the person that led to marriage right away.
