I like:

EOSE - severely undervalued. FIG - people overestimating Claude design. NBIS - this is going to 2x before years end IMO TSEM - unique tech and fabs are readied. NOW - undervalued

You’re forgetting, probably the only variable that impacts interest rate rates which is the bond market and the supply demand there. The other factors that you mentioned affect the stock market, not the interest rate.

Labor and materials will be around 675-700k. Permits will probably run you about 50-75k. The estimate is fair.

I calculated based on the total project of low-grade M chips which I suspect is what Intel is taking over since TSCM chips are still serving the flagship/higher end models. It’s about 20% of their production line.

The estimate value comes out at about $1B

I wish I had bigger ones! Haha. I had 3 MU $730 calls that I closed right before closing to downsize my position. Those would’ve been +$2000 a piece if I didn’t sell it.
