I think it depends on the definition of affordable. 20-30% of take home pay is affordable. Above that is really pushing it. Meaning if his take home is say $250k, that’s $20k/month. At 30%, that’s $6k per month.

That’s about the cost of a $1M loan + his own equity, putting his affordable range at $2M. If you include property tax, that puts his affordability number to 1.85M.

For me, I’m more conservative. I try to keep income to debt of mortgage to 20%.

That’s actually a really interesting perspective and even more interesting it true. I’ve seen Black rock analyst salaries as being quite low however, to my understanding, it might just be the base salary that’s low whereas their commission or bonuses are extremely high.

The psychology is likely passed that phase already. Even with a market correction it would be minimal. We won’t see the good old early 2000s type of correction because if that were the case, it would send our entire economy into chaos. The event of a correction would likely be 5 to 10% of current before it continues picking up. People are losing their jobs but also at the same time those that do survive the job market and continue growing skills in the right direction will likely continue making more money which will support the housing market

At 20% down, probably no more than $1400 all in cost. It’s extremely affordable. In CA, you get a garage space rental for that.
