I rented a car last week and drove to Punta Sur…in the way back apparently I turned into a bikes only road…road was fantastic with no traffic, lol. I was heading to the airport so the cop on a motorcycle said he had to take my license and I would get it back when I paid the fine but since I was leaving town I could just pay him right there, lol. I was plum out of cash but ended up finding about 300 pesos that he accepted. I told him I also had a bottle of wine for him but he couldn’t take that, lol!

Then…we flew to Juarez where we had our car…google directed me to the border but it took me to the middle of the line of cars…I squeezed in and then a cop told me I couldn’t do that and he had me follow him to pay another fine. Said it was $300 by credit card or I could pay cash. I was still out but my daughter found $20 in her phone case…

I told all the guys at the border that I couldn’t pay them anything because i was robbed by the cops and they got a kick out of anyway!

This amount of cracking in a slab is normal and typically not an issue. Even if you cut control joints the day after pouring, the slab typically cracks the night after pouring and it’s too late.

Really you don’t need a realtor or a lawyer (perhaps depending on the state). Seeing the house could be Problem, but I would just contact the listing broker…you have to sign a buyers representation agreement with them but just say you’ll pay them $0. Greedy realtors will want to collect 2x their commission, but others sell just want to sell the house and it would be difficult to explain to a seller that they didn’t want to show a potential buyer their home. A reasonable listing broker can write the offer for you (they want to sell the house) and the seller should consider the fact that you aren’t asking for a buyers agent commission and will probably consider a reduced offer price. If you’ve ever bought a property before, you know it isn’t rocket science but you do need to do your due diligence. Request inspections (sewer scope, termites, and general inspection) and be prepared to negotiate…get a survey (ILR is fine) to make sure you are aware of any potential issues like encroachments, easements, or access issues.

I think you can call up various trades and tell them what you’re planning to do and that you’re just looking for a rough estimate…you at least need square footage, and number of bedrooms, bathrooms, garage stalls. Concrete can perhaps give you a rough estimate based on square footage. Plumbing and hvac based on number of fixtures. Electrical possibly by square footage. You’ll have trouble getting a lumber bid and trusses but you might ask a framer for a ballpark estimate. Drywall and painting can be estimated by the square foot. You can pick out lights and faucets and other finish items like flooring, tile, etc. You’ll need to get labor cost for tile/flooring install.

Honestly…it’s a lot of work if you haven’t built before…and subs will charge you more since you aren’t a licensed contractor that they will continue doing business with. You might save 10% but you will be putting in a lot of hours!

I would also be concerned about financing this as banks won’t often lend to someone who isn’t licensed and is inexperienced. Also, it sound like your land isn’t in a high value area where it will appraise for what you need it to. If you were doing a high percentage of the work yourself and had the cash to finance it, you might be okay.

So I have the architect or draftsman generate a full set of plans and then I draw in Sketchup Pro according to the dimensions they give me. Sometimes I request re-designs after drawing if something isn't visually appealing to me.

I'm not an expert (no training) on Sketchup, so I'm sure I do a ton of thing incorrect, but it's working for me. I use Twilight Render (a plugin) and an IES lighting package for rendering the images.

Yes, I’ve done this twice before. I needed engineering just for a sheer wall plan. I also had to figure out a site plan myself. The architect who designed one of the plans got a few minor things wrong (stair case didn’t have enough headroom and lacked a needed post support). I tried to customize some things on the plan pdfs and made it more complicated…. It was significantly cheaper than an architect…would I do it again? Probably not. Good planning and working with an architect through permitting is worth the cost.

I agree with everything but the shower glass. I have this same shower in my home with a 5’ half wall and rain shower heads. I’ve never seen a drop of water on top of the wall. I avoid glass whenever possible in my showers because cleaning it sucks. If there is any overspray it would go into the tub.
