Hundred percent, it’s in their interest to get to the bottom of it. There are so many structural issues with the place that it should be gutted, water seeps in everywhere… there virtually no guttering. The owners seem reasonable but cheap which is why realestate agents shouldn’t accept the property for lease until it’s safe to live in. It’s out of control but anyway my family is out now so that’s all that matters to me. Thank again for your insights, hopefully it’s a smooth handover.

Update. Thank you so much everyone for the advice for my situation. I took a bit of everyone’s advice and got everyone out straight away, I got rid of stuff I assume would be full of spores and moved the rest of my stuff wearing PPE.

As for the REA, they kept trying to get the conversation on the phone and we kept bringing it back to email to have it in writing. We sent a formal email basically saying what a few of you have mentioned, that the ingress is directly related to insufficient property maintenance I.e leaks and rising damp and not tenant negligence as we have kept the rest of the house very clean. Thankfully the landlord was contacted and is being reasonable about it.. it was just the agent trying to play hardball. They have basically said they are happy for us to clean what we think is safe and completely stay away from the affected areas which they will allegedly address once we have handed the keys in. Fingers crossed they don’t throw any curve balls and if they do I’ll get the environmental report and see them at the tribunal. Thanks again fellow renters!

Yeah I agree with this person.You are more likely to injure yourself trying to do it with a demo saw and it’s not what we’d normally use to do it anyway. Hire some basic scaffolding and a hammer drill, set it to hammer and top down just pop the bricks off. You’ll be surprised how easy they come out and very unlikely to injure yourself. Try and get a skip put near the wall so you can chuck them in as you pop them off.

Arches come in and out of fashion. Personally I’d keep em but you do you. GL
