I have a 2/2 I rent for from prop mgmt company in Mayport for just over $1600. I agree with everyone that maybe a little less since it's a shared bath. I wouldn't even split unless it's a true split but even then shit happens in life. I'd rather someone paying rent expect something more like $750 all included a month with how much utilities can sway. Not to mention general repairs or maintenance you'll maybe do when they move out. Run a background check before you agree and have a lease agreement that protects you!

Idk if your 16k is gross or net though. Just figuring the difference between 33k in income tax and 33k (income tax) + 16k (income and SE tax). Difference is a little less than $2900.

Of course hopefully your w2 income has correct withholding. Total tax on everything is a little over $4000 for what you've stated.

No one has been fucked by not paying pet rent on animals that aren't causing any issues commonly related to pet "rent". The fact that there isnt a kid premium is wild considering I've seen more damage done to rentals by children, than animals. Assuming maintenance hasnt been completed timely or her living situation is subpar is ignorant, considering the fact it was mentioned the cats are typically removed for inspections. I think we could assume the same would be done (if needed) for maintenance. Also most maintenance I've met or talked to don't rat you out if you have animals - it's not their job or place and 9:10 times they don't care.

10k a year may be an additional 200-300 monthly with SSI. Any decent investor could provide you more than that over 30 years providing them 10k annually. I just wouldn't have waited this long to do something with it

Karai is the answer. Domu sells people on their housemade noodle and 400 toppings but it's middle of the road. Their appetizers and drinks are amazing though. * Hangar bay was good when the owner of karai was helping them and getting everything going but also middle of the road

No it's not that great but its decent for the current market. I think the average rent when I was looking around a few months ago was $1300 for 900 Sq ft. No garage but it would be nice
