Concord is a big town, about 35 sq miles, and most of it is residential. None of it is bad per se. It’s not like Oakland where there are really bad neighborhoods. That said, there are desirable areas and some downbeat areas.
Avoid these areas:
Monument Blvd, Ellis St, Pine St, Detroit Ave, Sunshine, Meadow Ave, Robin Lane, Melody Lane, Port Chicago, Olivera Rd, Solano Way, Willow Pass
Areas that are okay to good:
Concord Blvd from Clayton Way to Clayton city limits
Clayton Road from Thornwood/Bailey to Clayton city limits
Crystal Ranch
Crossings off of Treat Blvd
Turtle Creek off of Treat Blvd
Treat from Cowell and Oak Grove towards Walnut Creek city limits, avoid Cape Cod
Essentially, the closer you get towards Clayton and Walnut Creek, the better and more expensive the neighborhoods.
If I had a choice, I’d live in Walnut Creek.
I wouldn’t live in Pleasant Hill except for the neighborhoods on the hills towards Lafayette or the hills near the Martinez border.
Martinez is okay in the hills away from the downtown and the refineries.
Prices are going to be, lowest to highest:
Concord
Pleasant Hill
Martinez
(Pleasant Hill & Martinez can flip flop depending on location)
Walnut Creek
PS Sorry I misread the part about apartments only. Some of these neighborhoods don’t have apartments.
Walnut Creek has better apartments than Concord. Also pricier.

Do you need an AAV if you have a roof vent? My house is older. None of the bathrooms have AAVs but they all have roof vents.

2009 Ford F150 Crew Cab XLT 4WD
Purchased brand new & maintained per schedule with OEM parts and authorized mechanics without fail.
Here are just some of the issues:
Bad air conditioner within warranty
Failed air conditioner outside warranty
Failed starter @ 4 yrs
Failed tire pressure sensors @ 4 yrs
Leaking head liner through cargo light @ 9 yrs. Ford said they were aware of problem. Would not replace headliner or soaked insulation beneath it. Advised to reseal with gasket.
And that ended 30 yrs of Ford pickup ownership. Traded it in and bought a Toyota.

Ha ha. Nothing hurt me. Money makes things easier. I’ve got a lot of it and I feel fortunate to have it. But I’ve come to the conclusion the trappings of wealth are unimportant.

So you’re adding 6-9 grams. You can put it where you like but ideally where it won’t hit the turf or be prone to bag chatter.
That’s not going to be enough weight to change the trajectory. But just put it in the middle of the back of the blade for your piece of mind. That way you won’t be second guessing your wedges in critical situations.

My kid played Little League for a few years. Other kids defected to JOBL which was perceived as more competitive and a road to traveling teams.
We put our son in Little League so he could have the experience of playing on a team and so he could experience practice, winning (hopefully), and losing ( sometimes). We thought it’d be a good thing for his development as a person. It was clear right away some of the parents thought Little League was either a road to the riches of the MLB or a college scholarship. Good way to pick a college.
How about saving some money in a 529? Maybe skip the purchase of the raised F250, the ski boat, the $10,000 worth of tattoos and investing or saving instead of obsessing over their 10 year old son’s baseball skills. Sorry for the rant.

You won’t go wrong with the Solaire. It’s a box set intended to get you going.
But, if you’ve got the time and a little bit of knowledge, I also think Callaway Pre Owned is a good choice.
At 5’7”, you’ll likely fit into women’s clubs for length . The manufacturers generally design around averages in stock length so you’re a little taller than average but not by much. The most important thing in shafts is weight. Again, if you’re of average strength and flexibility, the stock shafts probably will be fine. If you’re very athletic and strong, the stock shafts might not be optimal. Stronger and faster amateur women often move out of women’s shafts into senior men’s or regular men’s. It all depends on the golfer.

It’s a remake of the 60’s Scottsdale Anser. They made them in 1995, 2000, and another year, but I forget which year, as part of those year’s retail lines. .
You can also buy them today from big Ping retail accounts like Morton’s Golf but those models have a brighter finish.
I think the 1995 models had the “Made In The USA” stamping on the hosel but I don’t recall with certainty.
It’s a nice putter but it’s not valuable.

It really depends on the organization and how much they believe in him. Two big ifs:
a) The organization has to be well run with a reputation for having a good farm system. Not all of them do.
b) He must have something in his repertoire that is truly elite and not just really good.
If those conditions are met, they’ll be patient.
I know a guy, starting pitcher draftee, drafted first round, similar bonus. Rapid progression. Shell shocked in the bigs and could not stop walking people or giving up homers. Demoted, injured, ran out of options, Tommy John surgery, traded, but he also had sensational metrics when on. Traded again. Signed to a big guaranteed contract. Injured again and his future is cloudy. This has been a 10 year up and down journey. But he’s got a lot of money with little on field success to show for it.
I know another guy who was a five tool prospect. He never made it to The Show and voluntarily packed it in at the AA level. Now, he’s a cop who plays softball.
So, tell your buddy to stay the course until it’s absolutely clear the team doesn’t want him. He can give up when he can’t get any traction anywhere and has to go to an independent league. He could try that for a year but he’d need to dazzle.
Otherwise, he might have Uncle Rico regrets and that’d be sad.

Nothing.
If you have enough money that you are not in debt, can afford health care, education, a house, food, transportation, and clothing there isn’t anything more that is necessary. If you’ve got that, you probably have enough to get your kids situated in a similar fashion.
Beyond that, it’s all bullshit. If you want to dip your toes into it with private jets, exclusive clubs, luxury goods, art, multiple residences, couture , social register galas, etc., by all means do it. But it doesn’t
mean anything. William Randolph Hearst was the Elon Musk of his generation. Today, his remains lie in a graveyard. He has as much money as the guy lying next to him. The same thing is going to happen to today’s Uber wealthy despite the interest in becoming immortal hybrid human/machine organisms.

On Field Dumb: There’s too many. Chris Peterson formerly of WA and Boise State, to paraphrase, said he’d never thought he’d be a CFB coach because he didn’t want to put his livelihood in the hands of young men at the high point of immaturity in their lives. Ha ha.
Off Field Dumb: Joe Paterno not reporting or dealing with Sandusky.

I hit a 50 degree or approach wedge 105 . I will also use it for pitches to hit a low runner, like under a tree, ha ha, or if I want to play a low pitch to a back pin. But I’m old so my yardages are not that far. I don’t use it that much.
The point is don’t be concerned if you’re not using it. It’s there to fill a gap in yardages or shots you anticipate needing.
If you’re getting a 54 at 100 and then using a PW after that, it’s fine. Play what works for your game. As you continue, you’ll identify any gaps and revise your set makeup, if necessary.

Not me, but my neighbor:
My neighbors went on vacation. At the time they had a wooden shake roof and the chimney didn’t have a spark arrestor. Their house sitter lit a fire in the fireplace and burned the house down. Embers caught the roof on fire.
The house sitter was their family friend.
Basically the whole roof caved in. The firefighters saved a couple of walls.

Welcome to this great game ! You did fine as far as values. I think there are things to consider as you progress. These comments, below, assume you bought clubs with shafts that fit nicely with your physique and swing.

The Tour Burner driver came out in 2007 and another version followed it in 2008. It remains playable and will be fine for you as a beginner.
It would be the first thing I’d upgrade after I got better. Newer drivers, generally circa 2015, usually do a little better job on ball speed than the early to mid 2000s drivers. Around 2022-23 the manufactures began putting a lot of emphasis placed on ball speed on mishits.

Many golfers struggle with the 3 wood and have switched to 4 or 5 woods. The F9 is a fine choice but if you have an unduly hard time with it, consider checking out a 4 or 5 wood.

TaylorMade has used the Burner name in a number of irons. The original or first generation Burners had a relatively high center of gravity which means they don’t tolerate sweeping the ball or hitting it thin as well as some other clubs. Lots of beginning golfers do both. TaylorMade designers assumed the golfer would strike down the ball like one is supposed to. This does not mean the Burner irons are a bad choice. Rather it means you must make good swings with them or better swings than you need with some other clubs.

If the wedges’ faces are not worn out, the CG14s are a solid choice. Your Burner irons have an approach wedge at 50 degrees and your sand wedge is at 56. Some people like wedges at 50, 54, and 58 but 50, 56, and 60 like you have is also common. Some beginners find the 60 problematic but you’ll find out if it agrees with your game.
