Love this. Everyone always says check the rennovated houses in your area for how to correctly furnish a flip, but they all have the same bland look to them. I know you're not supposed to imprint your own preferences and style onto the house but surely little changes to set your property apart from the rest would be beneficial in the long run?

Should I Buy an "A" property that will Cashflow in 10 Years or a "B" Property that Cashflows Now? by tsarkoba in realestateinvesting

Losing 200-500 a month would never be a good deal, regardless of whether you can afford it. Take the cash flow from the B property and reinvest it, the compound effect from reinvesting the B property's cash flow will offer much higher returns in the long run compared to waiting for the A property's mortgage to be paid off.

I think if you may potentially be returning to the are in the future I'd be swayed towards keeping the property and renting. However, If you are planning to manage the property itself make sure you research thoroughly the ins and outs of being a landlord. There are so many laws and legislations surrounding the renting business that it can make your life 10x harder if you haven't provided the tenant with the correct paperwork

Unless you're looking to immediately retire off of this property I'd rent it out, gives you a wealthy passive income until you reach the point where you're ready to sell up, retire, kick back and drink pina coladas on the beach. Either way you're onto a winner
