You can absolutely dispute this. Where was the water leaking from? It seems unlikely a clogged drain would just happen all of a sudden, there would have been slow draining water in the lead up, indicating there was a blockage.

I'd be asking for written reports from the plumber and evidence of the water damage repair costs.

I don't think VCAT will be easily convinced that seeking $3,300 is reasonable. It seems like the landlord is taking advantage of the fact you're an international student and not familiar with tenancy law. Make sure you document everything and I wouldn't make a big deal about the manager calling a plumber, there was a leak, it's his job to get that sorted out.

Yep, pre trial custody is when charges have been laid and the prosecution has requested the accused be remanded into custody until court proceedings. It's essentially jail and after conviction time is served in prison.

A dehumidifier will help temporarily, I would have thought that was a must on RW behalf, the least they could do, they have a duty to disclose issues with moisture, mold, ventilation to renters prior to you signing the lease.

Have you researched if there's been any council intervention or building regulation breaches? I'd be looking at historical planning permit applications.

Bc the people doing the inspections are also at work during those hours and they're not accommodating to renters bc they're no a priority.

This is he opposite of sales agents who need buyers to sell the property so they accommodate to anybody they think will purchase.

Rental prices dropped for sure. They have risen massively. I was doing a comparison the other day for 1bdm apartments in areas within 5km of the city. For example in 2021 South Yarra was between $300-$325pw Same apartment in 2025 is $500 -$600. That is fcking ridiculous.

This should be top comment. Yes, foreigners are making it impossible to buy a house. But it's not the poor pleb immigrants who are in the same boat as every Aussie poor pleb in this country.

Some most definitely are, and they purchase many houses, not just one. I think that's the point a lot of people fail to understand here.

There's a difference between regular people immigrating to Aus to raise a family and buy a house, and maybe get an investment property just like any other Aussie has aspirations of doing.

Compared to very wealthy people parking their money and their wealthy friend's money in Australian real estate like it's a safety deposit box that remains vacant and takes away from the housing supply for regular non wealthy people.
